Durant la p\u00e9riode sous revue, le TERREF GAV a baiss\u00e9 de 1,10 \u00e0 0,82 pour cent ainsi que le TERREF NAV de 1,55 \u00e0 1,11 pour cent par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, indique Helvetica Property Investors.<\/p>\n<p>Les deux augmentations de capital r\u00e9alis\u00e9es au cours de la p\u00e9riode sous revue ont permis au fonds d'obtenir de nouvelles ressources pour un montant total d'environ 165 millions. La direction du fonds chiffre le r\u00e9sultat net du premier semestre \u00e0 13,7 millions, soit 10,8 millions de plus qu'au cours de la p\u00e9riode pr\u00e9c\u00e9dente. Des revenus plus \u00e9lev\u00e9s et des charges plus faibles ont contribu\u00e9 \u00e0 ce r\u00e9sultat. La marge b\u00e9n\u00e9ficiaire d'exploitation est pass\u00e9e de 66,8 \u00e0 77,6 pour cent.<\/p>\n<p>Sur les 373,2 millions de la fortune totale du fonds, 264,1 millions \u00e9taient investis dans des immeubles commerciaux \u00e0 la date de r\u00e9f\u00e9rence. 106,5 millions sont d\u00e9tenus en liquidit\u00e9s. Apr\u00e8s d\u00e9duction des engagements (69,4 millions), la fortune nette du fonds s'\u00e9l\u00e8ve \u00e0 298,3 millions (ann\u00e9e pr\u00e9c\u00e9dente : 128,7 millions). Elle est investie dans 13 immeubles qui g\u00e9n\u00e8rent un rendement brut r\u00e9el d'environ 6,1 pour cent.<\/p>\n<p>La direction du fonds pr\u00e9voit d'autres augmentations de capital, l'accent \u00e9tant mis sur la poursuite de l'extension du portefeuille et la diversification. La cotation du fonds est pr\u00e9vue pour mi-2019 au plus tard, ce qui constituera un aspect int\u00e9ressant suppl\u00e9mentaire pour les investisseurs, car les fonds immobiliers commerciaux actuellement cot\u00e9s pr\u00e9sentent des primes \u00e9lev\u00e9es, indique Helvetica Property Investors.
