Le r\u00e9sultat d'exploitation avant int\u00e9r\u00eats et imp\u00f4ts (EBIT) s'est \u00e9lev\u00e9 \u00e0 173 000 CHF. Apr\u00e8s prise en compte des charges financi\u00e8res (153 000 CHF) et des imp\u00f4ts sur le revenu (54 000), le r\u00e9sultat final est n\u00e9gatif de 34 000 CHF.<\/p>\n<p>Le total du bilan s'\u00e9levait \u00e0 75,6 millions \u00e0 la date de cl\u00f4ture. Il a augment\u00e9 d'environ 51 millions par rapport \u00e0 la fin de l'ann\u00e9e 2017 en raison de l'augmentation de capital et de l'\u00e9largissement du portefeuille, indique SenioResidenz. L'actif immobilis\u00e9 de 59,5 millions se composait majoritairement de la valeur des immeubles de placement \u00e0 Presinge (21,8 millions) et \u00e0 Lo\u00e8che-les-Bains (36,0 millions) ainsi que d'un goodwill de 1,2 million provenant de l'acquisition de l'immeuble \u00e0 Presinge. Les fonds propres s'\u00e9levaient \u00e0 61,8 millions \u00e0 la date de cl\u00f4ture du bilan, ce qui correspond \u00e0 un taux de fonds propres de 81,7%. La valeur nette des actifs au 30 juin 2018 s'\u00e9levait \u00e0 48,35 CHF, selon les informations fournies.<\/p>\n<p>Le conseil d'administration est convaincu que la demande de formes d'habitat attrayantes pour la troisi\u00e8me et la quatri\u00e8me phase de vie se poursuivra sans interruption en raison des changements d\u00e9mographiques de la population, peut-on lire dans un communiqu\u00e9 de SenioResidenz. Le taux de fonds propres actuellement \u00e9lev\u00e9 ainsi que l'acc\u00e8s au march\u00e9 des capitaux permettront \u00e0 l'avenir de nouvelles acquisitions d'immeubles sur le march\u00e9 cible, poursuit le communiqu\u00e9.
