On y trouve en outre une filiale du discounter Aldi, des utilisations de services et 180 places de parking en surface sur le site.<\/p>\n<p>Du point de vue de Swiss Prime Site et de la ville d'Olten, le terrain, situ\u00e9 entre la voie ferr\u00e9e et la route cantonale, est donc sous-utilis\u00e9 du point de vue de la construction. Il doit \u00eatre affect\u00e9 \u00e0 une densit\u00e9 adapt\u00e9e au site \"dans le sens d'un d\u00e9veloppement interne de qualit\u00e9\", comme l'indique la ville.<\/p>\n<p>Le concept de construction \u00e9labor\u00e9 \u00e0 cet effet pr\u00e9voit que le b\u00e2timent Usego dominant constitue la base de l'ordre spatial sur le site. Un nouveau b\u00e2timent presque aussi long, mais nettement plus bas, doit toutefois \u00eatre \u00e9rig\u00e9 du c\u00f4t\u00e9 de la route cantonale (terrain de construction A). Entre le nouveau b\u00e2timent et le b\u00e2timent Usego, une ruelle de 13 m\u00e8tres de large et 100 m\u00e8tres de long est pr\u00e9vue, qui pourra \u00eatre utilis\u00e9e pour la restauration ext\u00e9rieure, les livraisons, les expositions en plein air ou les manifestations.<\/p>\n<p>A c\u00f4t\u00e9 du b\u00e2timent Usego, d\u00e9cal\u00e9 par rapport \u00e0 la route cantonale, il est pr\u00e9vu de construire un b\u00e2timent de 20 m\u00e8tres de haut pour un centre d'h\u00e9bergement et de soins pour personnes \u00e2g\u00e9es (parcelle B). Il offrira 60 places de soins et 20 appartements pour personnes \u00e2g\u00e9es.<\/p>\n<p>Le \"jardin Usego\" est pr\u00e9vu \u00e0 l'est, \u00e0 c\u00f4t\u00e9 du b\u00e2timent Usego. Il s'agit d'un parc entour\u00e9 de murs et de pergolas qui doit \"permettre une ambiance contemplative\" malgr\u00e9 la proximit\u00e9 des voies ferr\u00e9es.<\/p>\n<p>Le terrain C, situ\u00e9 dans la partie est du site, est divis\u00e9 en trois parties : Au sud, pr\u00e8s des voies ferr\u00e9es, un b\u00e2timent en forme de cube de 21,50 m\u00e8tres de haut est pr\u00e9vu pour une utilisation commerciale et de services ainsi que pour des magasins de vente. Le b\u00e2timent est dimensionn\u00e9 de telle sorte qu'une partie pourrait \u00e9galement \u00eatre utilis\u00e9e comme parking.
