Comme l'indique la soci\u00e9t\u00e9, le premier semestre 2017 avait notamment \u00e9t\u00e9 marqu\u00e9 par une forte pouss\u00e9e des r\u00e9\u00e9valuations et par le r\u00e9sultat particuli\u00e8rement \u00e9lev\u00e9 de la vente d'immeubles - dans cette mesure, le r\u00e9sultat semestriel actuel \u00e9tait, comme pr\u00e9vu, inf\u00e9rieur.<\/p>\n<p><strong>\u00a0<\/strong><strong>R\u00e9duction du r\u00e9sultat de la r\u00e9\u00e9valuation<\/strong><\/p>\n<p>Le b\u00e9n\u00e9fice attribuable aux actionnaires de Mobimo, r\u00e9\u00e9valuation comprise, s'est \u00e9lev\u00e9 \u00e0 37,6 millions de CHF durant la p\u00e9riode sous revue (1er semestre 2017 : 62,4 millions de CHF), respectivement 24,4 millions de CHF hors r\u00e9\u00e9valuation (40,1 millions de CHF). Au niveau de l'EBIT, un r\u00e9sultat de 57,3 millions de CHF (92,9 millions de CHF), respectivement 39,6 millions hors r\u00e9\u00e9valuation (62,3 millions), a \u00e9t\u00e9 g\u00e9n\u00e9r\u00e9. Il r\u00e9sulte de ce r\u00e9sultat d'entreprise un b\u00e9n\u00e9fice par action de 6,04 CHF (10,03 CHF), hors r\u00e9\u00e9valuation 3,92 CHF par action ( 6,46 CHF).<\/p>\n<p>La r\u00e9\u00e9valuation des immeubles de placement et des immeubles de placement en construction a g\u00e9n\u00e9r\u00e9 un r\u00e9sultat de 17,7 millions de CHF au cours de la p\u00e9riode sous revue (1er semestre 2017 : 30,6 millions de CHF). La contribution la plus importante au r\u00e9sultat de r\u00e9\u00e9valuation provient des immeubles de placement en construction pour le propre portefeuille, avec un r\u00e9sultat de r\u00e9\u00e9valuation de CHF 18,0 millions (1er semestre 2017 : CHF 23,8 millions).<\/p>\n<p>En raison de changements dans le portefeuille, c'est-\u00e0-dire de ventes individuelles, Mobimo a enregistr\u00e9 des revenus locatifs l\u00e9g\u00e8rement inf\u00e9rieurs au premier semestre 2018 (54,7 millions de CHF contre 56,4 millions de CHF \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente) ; le taux de vacance est rest\u00e9 pratiquement inchang\u00e9 \u00e0 un niveau relativement bas de 5,1% (31.12.2017 : 4,9 %) dans un contexte exigeant.<\/p>\n<p><strong>Perspectives positives <\/strong><\/p>\n<p>Compte tenu de l'ach\u00e8vement prochain des surfaces r\u00e9sidentielles et commerciales sur le site zurichois de Labitzke, des Seehallen \u00e0 Horgen, du quartier d'Aeschbach \u00e0 Aarau et du Mattenhof \u00e0 Kriens, ainsi que de projets plus modestes et de l'int\u00e9gration du vaste portefeuille de Fadmatt-Immobilien (la reprise devrait \u00eatre effective le 22 ao\u00fbt), Mobimo s'attend \u00e0 une augmentation des revenus locatifs d'environ 27 millions de CHF au cours de l'exercice 2019 par rapport \u00e0 l'exercice 2017. Cela correspond \u00e0 une croissance d'environ 24%, indique la soci\u00e9t\u00e9.<\/p>\n<p>Dans l'ensemble, l'entreprise s'estime \"tr\u00e8s bien positionn\u00e9e pour r\u00e9ussir dans un environnement marqu\u00e9 d'une part par la croissance \u00e9conomique et d'autre part par des taux d'int\u00e9r\u00eat toujours bas\". Le conseil d'administration et la direction sont convaincus que la soci\u00e9t\u00e9 continuera \u00e0 bien se d\u00e9velopper au second semestre et au-del\u00e0 : \"Mobimo restera un titre avec une distribution attractive\".
