Certes, la reprise de la conjoncture a soutenu la demande de logements en propri\u00e9t\u00e9, mais la l\u00e9g\u00e8re hausse des taux d'int\u00e9r\u00eat hypoth\u00e9caires, entre autres, et le durcissement de la concurrence avec les logements locatifs vacants ont emp\u00each\u00e9 une hausse des prix, expliquent les chercheurs d'UBS.<\/p>\n<p>Selon l'enqu\u00eate, les maisons individuelles ont l\u00e9g\u00e8rement augment\u00e9 de 0,1 % par rapport au trimestre pr\u00e9c\u00e9dent, mais les prix des appartements en copropri\u00e9t\u00e9 ont baiss\u00e9 de 0,9 %. Par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, les prix d'achat des appartements en copropri\u00e9t\u00e9 ont m\u00eame recul\u00e9 de deux pour cent, ce qui repr\u00e9sente la plus forte baisse depuis 1998.<\/p>\n<p>En revanche, les chercheurs d'UBS ont constat\u00e9 que la demande d'investissements buy-to-let restait \u00e9lev\u00e9e et que le rapport entre les prix d'achat et les prix de location indiquait que le march\u00e9 de l'immobilier r\u00e9sidentiel restait \"malsainement d\u00e9pendant des taux d'int\u00e9r\u00eat\", \u00e9crivent-ils encore.<\/p>\n<p>Le recul de l'indice de bulle immobili\u00e8re se r\u00e9percute \u00e9galement au niveau r\u00e9gional : les r\u00e9gions de Lucerne et de l'Oberland zurichois ne font plus partie des r\u00e9gions \u00e0 risque.
