Mais ce ne sont pas seulement les r\u00e8gles de financement plus strictes (mots-cl\u00e9s B\u00e2le III et B\u00e2le IV) qui donnent du fil \u00e0 retordre aux institutions financi\u00e8res, de nouveaux acteurs apparaissent de plus en plus, comme les assurances et les caisses de pension. A cela s'ajoutent les plateformes en ligne et les interm\u00e9diaires sur Internet qui, d'une part, rendent l'offre de cr\u00e9dits immobiliers plus importante et plus transparente, mais qui, d'autre part, cr\u00e9ent une pression suppl\u00e9mentaire sur la concurrence. De plus, avec le crowdlending, le crowdfunding et le crowdinvesting, le th\u00e8me du financement immobilier est d\u00e9sormais \u00e9galement pr\u00e9sent dans le domaine peer-to-peer. Le r\u00e9sum\u00e9 de Kraft : \"Les financeurs classiques se trouvent dans une guerre sur plusieurs fronts\".<\/p>\n<p><strong>\"Un paysage h\u00e9t\u00e9rog\u00e8ne de pr\u00eateurs\"<\/strong><\/p>\n<p>Sebastian Angst, partenaire et CEO de Pro Ressource AG, a relativis\u00e9 ce point de vue dans son expos\u00e9 et a expliqu\u00e9 : \"C'est probablement plus une \u00e9volution qu'une r\u00e9volution qui se d\u00e9roule actuellement dans le secteur encore domin\u00e9 par les banques\". Les banques se seraient entre-temps adapt\u00e9es aux nouvelles r\u00e8gles du jeu et auraient r\u00e9agi en cons\u00e9quence en augmentant les marges de cr\u00e9dit et en restreignant les financements. Les assurances et les caisses de pension ont habilement exploit\u00e9 les br\u00e8ches qui se sont ouvertes. Avec les nouveaux services de financement, comme Finovo ou Avobis, il existe d\u00e9sormais un \"paysage h\u00e9t\u00e9rog\u00e8ne de pr\u00eateurs\" dans le pays. \"Il y a d\u00e9finitivement un changement et avec lui s'ouvrent de nombreuses opportunit\u00e9s pour tous les acteurs\", a conclu l'\u00e9conomiste d'entreprise Sebastian Angst \u00e0 la fin de son expos\u00e9.<\/p>\n<p>Le professeur Andreas Dietrich de l'Institut pour les services financiers de Zoug (IFZ) a ensuite apport\u00e9 des chiffres impressionnants : Le march\u00e9 actuel des hypoth\u00e8ques conclues en ligne s'\u00e9levait d\u00e9j\u00e0 \u00e0 un peu plus de quatre milliards de francs l'ann\u00e9e derni\u00e8re. Mais ce chiffre est encore relativement faible si l'on consid\u00e8re le potentiel du march\u00e9 pour l'octroi de cr\u00e9dits aux particuliers, qui s'\u00e9levait \u00e0 730 milliards en 2017. Ce march\u00e9 cro\u00eet chaque ann\u00e9e d'environ 19 milliards, soit 2,6 pour cent, selon Dietrich. Les nouveaux acteurs en ligne pourraient donc se tailler une plus grosse part du g\u00e2teau. Dans le domaine du crowdfunding immobilier, la barre des 100 millions a \u00e9t\u00e9 franchie l'ann\u00e9e derni\u00e8re, a r\u00e9v\u00e9l\u00e9 Dietrich en anticipant sur la nouvelle \u00e9tude annuelle de son institut qui sera publi\u00e9e d\u00e9but mai. L'expert en banque num\u00e9rique s'attend \u00e0 ce que le crowdlending continue \u00e0 se r\u00e9pandre dans toute l'Europe, surtout dans le domaine business-to-business, et a fait r\u00e9f\u00e9rence \u00e0 l'exemple de Loanboox, la plateforme du march\u00e9 de l'argent et des capitaux cr\u00e9\u00e9e en Suisse en 2016 pour les emprunteurs de droit public et les bailleurs de fonds institutionnels.<\/p>\n<p><strong>\"Les exemples pratiques de solutions blockchain font encore d\u00e9faut\".<\/strong><\/p>\n<p>Thomas Ankenbrand, professeur de finance \u00e0 la Haute \u00e9cole de Lucerne et pr\u00e9sident du conseil d'administration de Soranus AG, a pr\u00e9sent\u00e9 aux quelque 90 participants au 71e Schweizer Immobiliengespr\u00e4ch les \u00e9ventuels lieux d'utilisation de solutions blockchain dans le secteur immobilier. L'\u00e9ventail va ici de l'inscription au registre foncier aux processus de transaction et aux transactions immobili\u00e8res au moyen de crypto-monnaies, en passant par les smart contracts, a expliqu\u00e9 Ankenbrand. Mais il a \u00e9galement admis que \"les acteurs du march\u00e9 n'ont pas encore soif de solutions de ce type\". La confiance dans les nouvelles technologies fait encore souvent d\u00e9faut. Mais Ankenbrand s'est montr\u00e9 confiant : \"La confiance technologique vient avec l'exp\u00e9rience\".
