{"id":11804,"date":"2018-03-22T08:21:48","date_gmt":"2018-03-22T07:21:48","guid":{"rendered":"https:\/\/www.immobilienbusiness.ch\/?p=11804"},"modified":"2018-03-22T08:21:48","modified_gmt":"2018-03-22T07:21:48","slug":"fundamenta-steigert-operativen-reingewinn","status":"publish","type":"post","link":"https:\/\/www.immobilienbusiness.ch\/fr\/unternehmen\/2018-03-22\/fundamenta-steigert-operativen-reingewinn\/","title":{"rendered":"Fundamenta : le b\u00e9n\u00e9fice net op\u00e9rationnel progresse"},"content":{"rendered":"<figure id=\"attachment_8753\" aria-describedby=\"caption-attachment-8753\" style=\"width: 680px\" class=\"wp-caption alignnone\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-8753\" src=\"https:\/\/www.immobilienbusiness.ch\/wp-content\/uploads\/2017\/08\/IB-News-18082017-PSP-Swiss-Property-Gesch\u00e4ftszahlen-H1-2017.jpg\" alt=\"\" width=\"680\" height=\"453\" \/><figcaption id=\"caption-attachment-8753\" class=\"wp-caption-text\">Fundamenta Real Estate augmente ses revenus fonciers et son b\u00e9n\u00e9fice d'exploitation (Image : Pixabay)<\/figcaption><\/figure>\n<p>Comme le communique Fundamenta Real Estate AG, les revenus immobiliers issus de la location ont augment\u00e9 de pr\u00e8s de 15% au cours de la p\u00e9riode sous revue - en raison de l'extension du portefeuille - pour atteindre 22,26 millions (ann\u00e9e pr\u00e9c\u00e9dente : 19,37 millions). 91,5 pour cent des revenus locatifs proviennent d'une utilisation r\u00e9sidentielle, Fundamenta misant sur le segment des loyers moyens : Les logements locatifs d\u00e9tenus au 31 d\u00e9cembre 2017 affichent pour environ 96 pour cent un loyer net inf\u00e9rieur \u00e0 2 000 CHF par mois.<\/p>\n<p>Le b\u00e9n\u00e9fice net op\u00e9rationnel a augment\u00e9 de 13,6 \u00e0 8,35 millions, ce que la soci\u00e9t\u00e9 immobili\u00e8re explique notamment par des acquisitions d'immeubles existants et l'ach\u00e8vement de deux nouveaux projets de construction. Le rendement op\u00e9rationnel des capitaux propres (sans effet de r\u00e9\u00e9valuation) est pass\u00e9 de 3,9 \u00e0 4,1 pour cent.<\/p>\n<p>Le r\u00e9sultat d'\u00e9valuation (avant imp\u00f4ts latents) s'est \u00e9lev\u00e9 \u00e0 5,58 millions (ann\u00e9e pr\u00e9c\u00e9dente : 8,61 millions). Ceci, combin\u00e9 \u00e0 l'augmentation du r\u00e9sultat op\u00e9rationnel, a permis de d\u00e9gager un b\u00e9n\u00e9fice net de 12,80 millions, inf\u00e9rieur \u00e0 celui de l'ann\u00e9e pr\u00e9c\u00e9dente (14,21 millions). Le rendement des capitaux propres s'est ainsi \u00e9tabli \u00e0 6,2 pour cent (ann\u00e9e pr\u00e9c\u00e9dente : 7,6%).<\/p>\n<p>Le taux d'inoccupation, y compris les logements vacants r\u00e9sultant de r\u00e9novations ou de transformations, est pass\u00e9 de 6,3 \u00e0 5,4 %.<\/p>\n<h2>La plus grande augmentation de capital de l'histoire de l'entreprise<\/h2>\n<p>En novembre 2017, Fundamenta a r\u00e9alis\u00e9 la plus grande augmentation de capital de son histoire, le produit net s'\u00e9levant \u00e0 65,8 millions. La base d'actionnaires a \u00e9t\u00e9 \u00e9largie par de nouveaux investisseurs de renom, indique l'entreprise.  Compte tenu de la distribution, de l'augmentation de capital et du b\u00e9n\u00e9fice net r\u00e9alis\u00e9, la base de fonds propres s'\u00e9levait \u00e0 273,42 millions \u00e0 la date de cl\u00f4ture du bilan (ann\u00e9e pr\u00e9c\u00e9dente : 200,50 millions), ce qui correspond \u00e0 un taux de fonds propres de 45,6 pour cent (ann\u00e9e pr\u00e9c\u00e9dente : 40,5%).<\/p>\n<p>La valeur nette d'inventaire (VNI) par action avant imp\u00f4ts diff\u00e9r\u00e9s s'\u00e9levait \u00e0 15,24 CHF fin 2017 (ann\u00e9e pr\u00e9c\u00e9dente : 14,94). Apr\u00e8s imp\u00f4ts latents, la NAV par action s'\u00e9levait \u00e0 14,45 CHF (ann\u00e9e pr\u00e9c\u00e9dente : 14,13). Le b\u00e9n\u00e9fice par action s'est \u00e9lev\u00e9 \u00e0 0,86 CHF, contre 1,00 CHF l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Le portefeuille immobilier (en tenant compte des projets de d\u00e9veloppement et de construction \u00e0 Zurich et Schlieren) comprend au total 51 immeubles avec 1.456 unit\u00e9s d'habitation et un revenu locatif annuel net th\u00e9orique d'environ 27,80 millions.<\/p>\n<p>Au cours de l'exercice 2018, Fundamenta veut continuer \u00e0 acheter et \u00e0 repositionner ou \u00e0 moderniser des immeubles existants, par exemple \u00e0 Muri, Zurich et Lucerne. Les projets de d\u00e9veloppement et de construction \u00e0 Zurich et Schlieren doivent \u00eatre poursuivis.
