Au 31 d\u00e9cembre 2017, le portefeuille se composait ainsi de 78 immeubles r\u00e9partis dans toute la Suisse. 71,9 pour cent des immeubles se trouvent dans la r\u00e9gion germanophone, 28,1 pour cent en Suisse latine.<\/p>\n<p>La valeur totale du portefeuille est pass\u00e9e de 421,2 \u00e0 596,4 millions au 31 d\u00e9cembre 2017 (+41,6%). Le revenu locatif net th\u00e9orique s'\u00e9l\u00e8ve d\u00e9sormais \u00e0 26,4 millions, soit 22 pour cent de plus que l'ann\u00e9e pr\u00e9c\u00e9dente. Le rendement des placements pour 2017 est chiffr\u00e9 \u00e0 4,7 pour cent.<\/p>\n<p>L'augmentation des revenus locatifs r\u00e9sulte aussi bien des immeubles acquis que des relocations et de la r\u00e9duction des surfaces vacantes, indique la direction du fonds. La p\u00e9riode de comparaison 2016 se base sur un exercice prolong\u00e9 (du 6 ao\u00fbt 2015 au 30 juin 2016).  La fortune nette du fonds a augment\u00e9 de 108,2 \u00e0 517,7 millions durant la p\u00e9riode sous revue, la variation \u00e9tant notamment due aux acquisitions d'une valeur de march\u00e9 de 168 millions.<\/p>\n<p>Les dur\u00e9es fixes pond\u00e9r\u00e9es des contrats de location (WAULT) sont pass\u00e9es de 5,9 \u00e0 6,9 ans. Cette augmentation a \u00e9t\u00e9 obtenue gr\u00e2ce \u00e0 de nouveaux contrats et \u00e0 des renouvellements anticip\u00e9s pour un tiers des sites, pr\u00e9cise la direction du fonds. Des dur\u00e9es allant jusqu'\u00e0 17 ans ont \u00e9t\u00e9 convenues. L'accent sur les biens de consommation courante a \u00e9t\u00e9 maintenu et la base de locataires a \u00e9t\u00e9 \u00e9largie.<\/p>\n<p>Au premier semestre 2018, les travaux de r\u00e9novation des sites de Bevaix et de Bioggio doivent d\u00e9buter et s'achever respectivement au deuxi\u00e8me et au quatri\u00e8me trimestre. Le portefeuille doit \u00e9galement \u00eatre \u00e9largi ponctuellement cette ann\u00e9e ; apr\u00e8s la date de cl\u00f4ture du bilan, quatre immeubles ont d\u00e9j\u00e0 \u00e9t\u00e9 achet\u00e9s pour une valeur de march\u00e9 de 47,7 millions.
