Le facteur d\u00e9terminant de ce deuxi\u00e8me recul cons\u00e9cutif est la croissance toujours faible de l'endettement hypoth\u00e9caire des m\u00e9nages aupr\u00e8s du secteur bancaire, associ\u00e9e \u00e0 une croissance robuste des revenus au dernier trimestre, indique UBS.<\/p>\n<p>L'endettement hypoth\u00e9caire des m\u00e9nages a augment\u00e9 de 2,6 pour cent l'ann\u00e9e derni\u00e8re, ce qui est nettement inf\u00e9rieur \u00e0 la moyenne de 3,8 pour cent des dix derni\u00e8res ann\u00e9es. Toutefois, le volume des hypoth\u00e8ques en cours devrait en r\u00e9alit\u00e9 avoir augment\u00e9 un peu plus que ne le sugg\u00e8rent les donn\u00e9es, \u00e9crivent les chercheurs d'UBS. En effet, les assureurs et les caisses de pension ont accord\u00e9 davantage d'hypoth\u00e8ques au cours des derni\u00e8res ann\u00e9es.<\/p>\n<p>Leur part de march\u00e9 n'est certes que d'environ cinq pour cent, mais les positions hypoth\u00e9caires des assureurs ont affich\u00e9 une croissance deux fois plus \u00e9lev\u00e9e que celles des banques au cours des trois derni\u00e8res ann\u00e9es. Les carnets d'hypoth\u00e8ques des caisses de pension ont \u00e9galement connu une nette progression \u00e0 partir de 2016, apr\u00e8s plusieurs ann\u00e9es de baisse. \"L'indice de bulle immobili\u00e8re devrait ainsi l\u00e9g\u00e8rement sous-estimer les risques r\u00e9els pour le moment\", concluent les analystes.<\/p>\n<p>Les logements en propri\u00e9t\u00e9 ont \u00e0 nouveau rench\u00e9ri d'environ 0,4 % au 4e trimestre 2017, soit un peu plus que lors des deux trimestres pr\u00e9c\u00e9dents, c'est pourquoi l'indice de bulle n'a pas baiss\u00e9 davantage. On aurait pu s'y attendre car, d'une part, le rench\u00e9rissement g\u00e9n\u00e9ral a stagn\u00e9 au niveau du trimestre pr\u00e9c\u00e9dent et, d'autre part, les loyers propos\u00e9s ont baiss\u00e9 de 0,4 pour cent.<\/p>\n<p>Le rapport prix\/loyer vole ainsi de record en record. Selon l'UBS, il faut d\u00e9sormais plus de 30 ans de loyer pour acqu\u00e9rir un logement. Les rapports prix\/loyer les plus \u00e9lev\u00e9s se trouvent dans les r\u00e9gions dangereuses de Suisse al\u00e9manique (B\u00e2le-Ville, Lucerne, Zoug et l'agglom\u00e9ration de Zurich) et dans les r\u00e9gions touristiques.
