En outre, il est pr\u00e9vu de vendre des actions d\u00e9tenues par certains anciens actionnaires, ce qui permettra d'atteindre un flottant de plus de 50 pour cent.<\/p>\n<p>Actuellement, environ 70,9 pour cent du capital social sont d\u00e9tenus par les deux fondateurs Ralph Winter (64,2%) et Thomas Landschreiber (6,7%). L'autre actionnaire de r\u00e9f\u00e9rence est Intershop Holding AG (28,1%), cot\u00e9e en bourse en Suisse. L'offre comprendra en outre une \"greenshoe\" habituelle compos\u00e9e d'actions d\u00e9j\u00e0 existantes d\u00e9tenues par les anciens actionnaires et repr\u00e9sentant jusqu'\u00e0 15% du volume de l'offre.<\/p>\n<p>Les actions doivent \u00eatre propos\u00e9es au public en Allemagne et, dans certaines juridictions en dehors de l'Allemagne et en dehors des \u00c9tats-Unis, \u00e0 des investisseurs institutionnels dans le cadre d'un placement priv\u00e9 international.<\/p>\n<p>Corestate pr\u00e9voit d'utiliser le produit attendu de l'augmentation de capital pour augmenter le nombre de transactions ainsi que pour r\u00e9aliser de mani\u00e8re s\u00e9lective des transactions de plus gros volumes, en lan\u00e7ant \u00e9galement des produits d'investissement \u00e0 long terme pour les clients institutionnels.<\/p>\n<p>Cela devrait permettre d'acc\u00e9l\u00e9rer la croissance durable du patrimoine immobilier g\u00e9r\u00e9. En juin 2015, Corestate g\u00e9rait un patrimoine immobilier de 1,4 milliard d'euros (y compris les d\u00e9veloppements de projets pr\u00e9vus). L'augmentation de la dotation en fonds propres permettra en outre de d\u00e9velopper le \"warehousing\", c'est-\u00e0-dire la reprise temporaire de biens immobiliers dans son propre portefeuille, et donc de r\u00e9aliser plus rapidement des opportunit\u00e9s de march\u00e9 favorables, \u00e9crit l'entreprise dans un communiqu\u00e9.<\/p>\n<p>Corestate investit pour ses clients - en particulier des investisseurs issus du family office ou de l'ultra-high net worth - principalement dans les classes d'actifs logement, logement \u00e9tudiant et commerce (en particulier commerce de d\u00e9tail) en Allemagne ainsi que de mani\u00e8re s\u00e9lective sur d'autres march\u00e9s europ\u00e9ens, actuellement l'Autriche et l'Espagne. Les principaux flux de revenus de Corestate sont les frais de gestion et de conseil. S'y ajoutent des revenus provenant de co-investissements et de biens immobiliers d\u00e9tenus temporairement en propre.<\/p>\n<p>Ces derni\u00e8res ann\u00e9es, Corestate a connu une forte croissance : le chiffre d'affaires du groupe a augment\u00e9 de 42,3 % par an entre 2012 et 2014, et le b\u00e9n\u00e9fice net du groupe a \u00e9t\u00e9 multipli\u00e9 par 2,3 sur la m\u00eame p\u00e9riode.
