The municipal council of Risch has officially given the go-ahead for the planning of the area south of Rotkreuz station. The owners of the approximately 2.7-hectare site are the SBB and, to a small extent, the municipality of Risch. It extends from the existing buildings of Rotkreuz station to the park-and-rail facility, the \u00d6kihof and the signal box buildings to the east of the station.<\/p>\n

In a first step, a qualified urban planning procedure (QSV) is to be carried out, followed by the preparation of a development plan and the necessary amendment to the land use planning. \"With its resolution of March 21, 2017, the municipal council approved the decision to enter the upcoming development plan procedure and thus the start of the planning work,\" explains Ruedi Kn\u00fcsel, Head of Planning\/Building\/Security. \"A high-quality development south of Rotkreuz station should additionally strengthen the attractiveness of the Rotkreuz location.\" Among other things, it should be clarified whether a high-rise building can be realized on the south side of Rotkreuz station. This would not yet be possible with the currently valid land use planning.<\/p>\n

Mixed use with residential and work planned<\/h2>\n

A mixed use between living and working is planned on the site, whereby the development is to be low-car. The possibility of converting the existing park-and-rail facility into a parking garage is to be examined. The plan also provides for an expansion of the capacity of the south bus terminal, which will now have four berths.<\/p>\n

SBB and the Municipal Council have agreed that the Municipality will be granted a right to acquire service space in the amount of 1,200 sqm in one of the new buildings on the station site. This space is to be rented out. At a later date, it would be conceivable for the municipality to use the space itself.<\/p>\n

SBB and the municipality have also agreed that SBB will pay the municipality of Risch an added planning value of 16 percent. This regulation comes into effect if there is no cantonal regulation regarding added value participation at the time the development plan is issued.<\/p>\n

Voters will decide on the project at the end of 2018 at the earliest.<\/p>\n
