The real estate developer based in Cham (Canton of Zug), which was formed in April from the merger of Ina Invest and Cham Group, reported a consolidated profit of CHF 143.9 million for 2025. In the previous year - then still under the umbrella of Cham Group alone - the profit amounted to CHF 168.2 million, albeit boosted by a higher revaluation effect. The operating result before revaluation improved significantly to CHF 43.3 million (previous year: CHF 6.7 million), mainly due to the sale of 61 condominiums in high-rise building I on the Papieri site in Cham. This transaction resulted in net proceeds of CHF 37.4 million. The Board of Directors will propose a dividend of CHF 0.43 per share to the Annual General Meeting on May 4 - this corresponds to 2.0 % of the NAV and an increase of 23 centimes compared to the previous year. This distribution policy is to apply as a minimum in future, three years earlier than originally announced.<\/p>\n<h3>Limited comparability of rental income<\/h3>\n<p>As the Ina Invest figures are not included in the consolidated financial statements until the time of the merger at the beginning of April, comparisons with the previous year are only of limited value. Rental income amounted to CHF 22.4 million (previous year: CHF 8.1 million). In order to better classify the operating performance in the rental business, the company also discloses pro forma rental income including Ina-Invest contributions: CHF 26.3 million. The vacancy rate is 6 %. Two new lettings in the second half of the year are relevant for 2026: shortly before the end of the year, Swiss Casinos moved into the Lokstadt-Halle Rapide in Winterthur (ZH) with over 4,000 sqm and commenced casino operations, and a large part of the central warehouse on the Papieri site was also let. Together, these transactions will increase the rental income base for 2026 to CHF 28.1 million.<\/p>\n<h3>Portfolio value increases to CHF 1.73 billion - including devaluations<\/h3>\n<p>The value of the real estate portfolio increased to around CHF 1.73 billion at the end of the year (H1 2025: CHF 1.67 billion). The net revaluation gain amounted to CHF 132.0 million - with upward revaluations of CHF 188.0 million and downward revaluations of CHF 56.0 million. The former Cham Group had not yet recorded any valuation losses in the previous year; with the now significantly larger and more heterogeneous portfolio, they are occurring for the first time. The annual report attributes the negative value contributions determined by W\u00fcest Partner as the new valuer to factors including age-related devaluations on existing properties, higher construction and operating costs as a result of inflation and individual project delays, without being more specific. In the course of the year, there was at least one prominent project where there was talk of both delays and a new concept for cost reasons <a href=\"https:\/\/www.immobilienbusiness.ch\/en\/regionen\/2025-10-17\/winterthur-cham-swiss-plant-hochhaus-rocket-komplett-um\/\" target=\"_blank\" rel=\"noopener\">(IB reported)<\/a>. Around CHF 56 million of the revaluation gains were attributable to a single site. In addition, project progress - including the rezoning of Pavatex South - lower discount rates and the time effect made a positive contribution of around CHF 29 million. The average real discount rate of the portfolio fell slightly to 2.74 % (previous year: 2.59 %).<\/p>\n<p>The result is also negatively impacted by extraordinary expenses of CHF 7.0 million for provisions in connection with the remediation of contaminated sites on ceded properties. PFAS contamination was discovered on plots of land on the Papieri site; according to the annual report, the financial consequences for the Pavatex site cannot yet be estimated.<\/p>\n<h3>Brisk construction activity and long-term pipeline<\/h3>\n<p>Cham Swiss Properties is currently building six yield-producing properties with an investment volume of CHF 180 million. On Rue du Valais in Geneva (GE), an office building from the 1960s is being converted into 57 apartments; on Schaffhauserstrasse in Zurich (ZH), a new replacement building in timber hybrid construction with 60 small apartments is being built. Both projects are scheduled for completion in 2027. Around 85 % of the listed boiler house on the Papieri site has already been let - the tenants include companies from the fiduciary, IT, consulting and architecture sectors; a restaurant will move into the first floor. The building should be ready for occupation from summer 2026. Around 60 rental apartments are being built in the third construction phase (buildings E and F), 20 of which are in the affordable segment; marketing has recently begun.<\/p>\n<p>The building permit for the Rocket high-rise in Winterthur is expected to become legally binding in 2026, with construction scheduled to start in mid-2027. The architectural competitions for Bredella West at Pratteln railroad station (BL) were held in 2025; initial construction work is expected to begin in late 2026 or early 2027. Now that the canton of Basel-Landschaft is no longer considering the Bredella East site as a hospital location, the eastern part of the site can also be developed further. In Cham, voters approved the rezoning of Pavatex S\u00fcd into a mixed zone in September; the development plan is expected to be voted on in the fall of 2026. Around 300 apartments and a public school are planned there.<\/p>\n<p>In total, Cham Swiss Properties estimates the construction volume of projects in planning at around CHF 1.38 billion, supplemented by a pipeline of condominiums worth around CHF 190 million.
