Allreal is building 110 apartments and office space in Baar (Image: zVg)<\/figcaption><\/figure>\n

Allreal is starting work on the \"Bama\" project at Baarermatte near Zug. Over the next three years, the real estate company will be building a mixed-use development on the site of the former Shell headquarters. This will meet \"the highest sustainability standards in terms of CO\u2082 emissions and biodiversity\", writes Allreal. Preparations have already begun for the demolition of the office building, which will start at the end of the summer. It is reported that elements from the existing building will be recovered for reuse in the new project. The project thus takes account of the objectives of the circular economy.<\/p>\n

Allreal held a study competition with six architectural firms for the project. Ambitious goals were set out in the competition program: timber construction as far as possible, minimal use of concrete, photovoltaics and an \"innovative parking solution\" without an underground car park. The participating firms also had to show how parts of the existing building could be reused in order to keep CO\u2082 emissions as low as possible during construction.<\/p>\n

Roman Hutter Architecture wins competition<\/h3>\n

The project by Roman Hutter Architektur came out on top. According to Allreal, it not only scored points with the lowest CO\u2082 values, but also in terms of architecture and cost-effectiveness. One feature is the \"mobility tower\", which is used to park cars in a similar way to a high-bay warehouse and avoids the need for a material-intensive basement. Elements from the existing building are reused for staircase walls and as supports in the new buildings.<\/p>\n

104 apartments in condominium ownership<\/h3>\n

Allreal puts the CO2 emissions for the entire project at just under 6.5 kg CO\u2082 e\/sqm. This means that the project performs significantly better than specified by Minergie. In terms of biodiversity, the project promises a \"near-natural habitat for insects and small animals\" with the sponge city principle, in which as much rain and surface water as possible is stored.<\/p>\n

A total of 104 apartments are being built on the site, which Allreal is selling as condominiums. The company intends to transfer the office building and the \"Mobility Tower\" to its own portfolio.
