According to the municipality, the aim is to upgrade and restructure the largely underused central area. The aim is to create an urbanistically attractive and sustainable town center with a social and functional mix (residential, commercial, retail) and better accessibility to the train station.<\/p>\n<p>Specifically, the former industrial hall of the Mosimann timber construction company could make way for a building of up to five storeys, and a high-rise building up to 38 meters high would be possible on the current parking lot at the Otto's shopping center.<\/p>\n<p>The land use plan stipulates that the new buildings must be arranged in rows. At least 60 percent of the buildings are to be used for apartments, whereby residential use is not permitted on the first floor along K\u00f6nizstrasse and Schwarzenburgstrasse and adjacent to the new station square and the Sonnenweg access road from K\u00f6nizstrasse.<\/p>\n<p>The majority of the sites in question belong to private landowners; the municipality of K\u00f6niz and the K\u00f6niz Real Estate Pension Fund also own parts of the land.
