The Bullingerhof in the Agnes-\/Zypressen-\/Bullinger-\/Hardstrasse area is the largest perimeter block development in the city of Zurich. It was built in 1931 and comprises 224 apartments, most of which are three-room apartments. The development also includes a double kindergarten with childcare and a neighborhood meeting place, as well as a checkroom and storage building. All buildings of the settlement as well as the green area and the playground are included in the inventory of art and cultural-historical protected objects or in the inventory of gardens and facilities of communal importance worthy of protection.<\/p>\n

According to the city of Zurich, the housing estate and the other buildings - which were last renovated in 1975 - are to be repaired for a further useful life of 30 years. In addition, the double kindergarten is to be expanded into a triple kindergarten, the neighborhood meeting place is to be enlarged and the access to the public Bullingerwiese is to be redesigned. In addition, 198 covered and 140 uncovered bicycle parking spaces are planned. Cost: CHF 62.2 million, of which CHF 60.3 million is committed expenditure.<\/p>\n

The share of value-adding investments in the housing estate amounts to 50% of the total net construction costs, the city of Zurich informs. After the renovation, rents will therefore increase: For the 62 sqm three-room apartments, the average net rent will increase from the previous 572 to the new 890 CHF. The net rent per square meter per year will average CHF 172 after the renovation.<\/p>\n

The construction works will be carried out in two main and six partial stages and are scheduled to last from the second quarter of 2020 to the fourth quarter of 2022. The housing estate is to be repaired in an unoccupied state. Tenants will therefore have to move to vacant apartments within the settlement for the duration of the work.
