The voters of Muttenz approved the new neighborhood plan regulations with a large majority. The plans envisage six coordinated high-rise buildings with a broad mix of uses on the Hagnau sites. Specifically, a total of around 630 apartments with a total gross floor area of 63,000 sqm are to be built. Further, 28,000 sqm are planned for commercial uses, including a maximum of 2,000 sqm of net retail space. Plans include offices, a multiplex cinema and bowling center operated by KITAG Kino-Theater AG, a neighborhood store, a fitness center and a caf\u00e9. In total, space for 700 workplaces is to be created. The development will also have 1,200 parking spaces, which will be created entirely underground.<\/p>\n

The Sch\u00e4nzli site, on the other hand, will remain undeveloped and be transformed into a nature, leisure and recreation area with a revitalized Birs river.<\/p>\n

Construction work could start as early as 2019<\/h2>\n

First of all, the planning for the Hagnau-Ost site is to be advanced to such an extent that construction work could probably begin at the end of 2019, the municipality of Muttenz announces. Landowner of the 18,000 sqm is the Swisscanto Investment Foundation, partly also the residents' municipality (pumping station).<\/p>\n

Due to the different landowner and contract conditions on the 10,000 sqm Hagnau-West site, project development and implementation are to take place in stages over the next few years or decades, according to the municipality of Muttenz.<\/p>\n

A concrete project for the Sch\u00e4nzli is to be developed in the coming year. Ideally, this will be implemented at the same time and in close coordination with the construction stages on the Hagnau sites, the statement continues.<\/p>\n

According to local media reports, the project was not without controversy at the community meeting, although the plans were ultimately approved by a large majority. Residents from a neighboring neighborhood had demanded that the building height be limited to 60 instead of 90 meters, and opponents of the project had already announced that it was \"highly probable\" that a referendum would be held. In addition, a voting rights complaint is pending.
