Peach Property sells 2,000 apartments

In the second major portfolio transaction, the investor specializing in Germany also sold at a loss.

peach Property, which focuses on German residential real estate, has sold around 2,000 residential and commercial units in 25 cities to an institutional investor. The transaction, which reportedly comprised 38% non-strategic portfolios, was carried out at a discount to the book values. «The impact on the NTA amounts to around EUR 0.65 per share,» Peach announced. However, after deducting liabilities, transaction costs and taxes, a net cash inflow of over EUR 40 million is expected. The transaction is expected to close in the first half of 2026. Further sales are planned, according to Peach.

The company, which found itself in difficult waters last year due to falling real estate values in Germany, sold its first large portfolio of over 5,000 residential units at the end of 2025. This resulted in a book loss of EUR 115 million (IB reported). The situation stabilized thanks to several refinancing rounds and a capital increase.

«Following the successful refinancing in 2025, we are consistently implementing our strategy of focusing on a high-yield core portfolio with this second major portfolio transaction,» says CEO Gerald Klinck.
