SFP Funds AG launches an L-QIF

The fund, which focuses on the development of older residential properties, is being launched together with Erop Real Estate & Partners.

On November 24, 2025, Swiss Finance & Property Funds AG (SFP Funds AG) launched the «SFER Redevelopment L-QIF» in collaboration with Erop Real Estate & Partners AG (Erop). The real estate investment vehicle is a Swiss investment fund for qualified investors in the form of an L-QIF - «Limited Qualified Investor Fund». With this fund, SFP is focusing on the renovation of older properties and the creation of additional living space. «Properties are made attractive and sustainably usable again through targeted revitalization,» writes the fund management in a press release. «In view of the significant increase in demand for living space in Switzerland, we are making an active contribution to the supply of living space», says Adrian Murer, CEO of the SFP Group. In addition to the renovation of existing residential buildings, the conversion of commercial properties for residential purposes and the more efficient use of land are also planned.

The product is being developed in close collaboration with Erop, a partner specializing in real estate development. «Thanks to Erop's own structured methodology, all process steps in the development and construction phase are standardized, which ensures planning security, investment protection and efficient project management,» says Andrea Blotti, co-founder of Erop. The fund is managed by Benedikt Sieber as portfolio manager.
