Mobimo takes over EMWE Immobilien
The transaction adds five properties and three projects in the city and canton of Zurich to Immobilien-AG's portfolio.

Mobimo acquires all shares in EMWE Holding AG. Its subsidiary EMWE Immobilien AG holds five residential properties in Uster, Wädenswil and the city of Zurich. The company also holds two properties under construction in Zurich and one in Kloten, which are scheduled for completion by the end of 2027.
The value of the properties was set at CHF 185 million and the liabilities at around CHF 77 million. According to the information provided, the purchase price will be paid in the form of a quasi-merger of 51% in Mobimo Holding AG shares and 49% in cash. New shares of Mobimo Holding AG will be created from the authorized capital band for the share portion, excluding the subscription rights of existing shareholders. The sellers have committed to a five-year holding period for the shares received. Mobimo will raise additional debt capital for the cash portion via existing credit lines or the capital market. The transaction is expected to be completed by the end of August 2025.
The five existing properties, two of which are in Uster and Zurich and one in Wädenswil, have a market value of around CHF 110 million. According to Mobimo, they are almost fully let, with an annual target rental income of around CHF 3 million. The three properties under construction in Kloten and the city of Zurich are scheduled for completion by the end of 2027, with construction costs of around CHF 45 million. After completion, the three properties will have an annual target rental income of CHF 3.5 million and, from today's perspective, a market value of around CHF 120 million.
"With the new properties, we can further expand our residential portfolio in the Zurich region, further optimize our existing portfolio in terms of property and location quality and further improve the sustainability aspect of our portfolio," comments Mobimo CEO Daniel Ducrey on the acquisition.
