Baloise Swiss Property Fund with higher rental income
The portfolio, which grew as a result of the last capital increase, led to a significant increase in target rental income in the first half of the financial year.

The Baloise Swiss Property Fund (BSPF), which is listed on the SIX Swiss Exchange, increased its target rental income by CHF 13.8% to CHF 24.3 million in the first half of 2024/25. According to the information provided, this was mainly due to acquisitions following the capital increase in 2024. Meanwhile, the rent default rate fell from 3.2 to 2.9%.
Net income increased from CHF 11.3 million to CHF 13.23 million despite higher borrowing costs. Due to significantly higher market values, total income recorded massive growth from CHF 3.0 million to CHF 22.2 million. In the first half of the previous year, the revaluation still showed a negative balance of CHF -8.2 million, while the income statement for the period just ended shows a positive amount of CHF +8.9 million. At +13.1%, the fund outperformed the SWIIT benchmark in the first half of the year.
