SPSS: Investment Fund Commercial increases investment returns

The SPSS Investment Fund Commercial (IFC) generated a return on investment of 3.2% in the first half of 2024/2025 (previous year: 1.1%). With a vacancy rate of 1.6% and growing rental income, the cash flow return after six months amounted to 2.78% (previous year: 2.75%).

Net income increased by around 34% to CHF 8.6 million compared to the previous year. According to the information provided, this was due to improved financing conditions and positive effects from the capital increase. The financing ratio fell from 43.3 to 23.9% in a 12-month comparison. Operating rental income increased like-for-like by 2.6%. 1.5% of the rental growth is attributable to higher new lettings and re-lettings and 1.1% to index adjustments. There were no transactions in the first half of the year.

The overall result improved from CHF 2.7 million to CHF 9.8 million. The main factor behind this significant increase was the item "unrealized capital gains", which had been negative at CHF -3.0 million in the previous year, but now contributed a positive amount of CHF 2.7 million. (aw)
