Zurich: Allreal is building on Badenerstrasse
The 40-meter-high replacement building near Letzigrund is expected to stand out in terms of sustainability, particularly thanks to its efficient structural design.
Allreal has received a final building permit for a new residential property at Badenerstrasse 501–505 in Zurich Altstetten. The site will feature 65 rental apartments and commercial space. The project is located in the immediate vicinity of Letzigrund Stadium, where Allreal owns a plot of land measuring approximately 1,700 square meters. The existing building will be demolished and replaced by a new structure 40 meters high. Construction is scheduled to be completed in 2029.
According to Allreal, a life-cycle assessment tool served as the mandatory evaluation criterion for the participating teams in the project competition. The project that has now been approved has low CO₂ emissions of 8.8 kg CO₂e/sq m during construction. The building, designed by Michael Meier and Marius Hug Architects, meets these requirements in part through a structural system that allows for a lower floor-to-floor height. This makes it possible to add an additional story while maintaining the same building height, according to Allreal. Thanks to good access via public transportation, there is no need for a CO₂-intensive parking garage. The basement volume is thus reduced to a minimum, and parts of the existing basement structure will be reused for excavation support. Photovoltaic systems are planned for the roof and facade. Operations will be CO₂-neutral, the company states.
