Kriens: Migros Opens in New Development
The «Eichhof West» development was built by BVK and includes not only rental apartments but also commercial space. A social insurance provider has also moved into its new office space on the site.

On August 13, the Migros Lucerne Cooperative will open its new store in the Eichhof West development in Kriens. The location at Langsägestrasse 21a has a sales area of 760 square meters and is located in the basement of the building. In the base of the 53-meter-tall «Weitblick» building, BVK is marketing office space at the adjacent address, number 21. The building is one of four structures in the development that BVK constructed itself. Above the base with commercial uses, a high-rise section rises to the west with 14 additional stories and 83 apartments ranging from 1.5 to 3.5 rooms; the lower eastern section contains 16 apartments with 5.5 rooms and four with 6.5 rooms. Parallel to the Sonnenberg slope stands the ten-story «Querbeet» building, featuring apartments ranging from 2.5 to 5.5 rooms, along with a covered communal terrace on the third floor. The «Am Hang» building houses 60 family-oriented apartments with wraparound balconies. In total, the complex comprises 234 rental apartments.
A park-like courtyard lies between the buildings; the above-ground area remains car-free, with parking and deliveries handled via a continuous underground garage featuring 65 visitor parking spaces. In addition to the Migros, the ground floor will feature dining options and a daycare center. The leasing of the commercial spaces is not yet complete: On the project website, BVK continues to seek tenants for office and retail space and is currently offering, among other things, 472 square meters on the first floor at Langsägestrasse 21 on its leasing platform.
Social Security Administrators on the Fourth Construction Site
The only building at the southwest corner that does not belong to BVK is owned by WAS Immobilien AG, and the designs were created by the Zurich-based firm Gigon Guyer Partner Architekten. According to the project website, the building offers approximately 25,000 square meters of space. WAS Wirtschaft Arbeit Soziales announced its move in a separate press release: Since June 8, the Lucerne-based social insurance provider has been consolidating its services at Langsägestrasse 13. The building is climate-controlled according to the 2226 concept, which does not rely on traditional heating or air conditioning.
Geothermal probes provide heating and cooling for the rest of the site; the development is designed to meet the SNBS Gold standard. BVK acquired the property in 2008; construction began in June 2022, and the cornerstone was laid in May 2023. (IB reported).
