PMT Swiss Real Estate L-Qif sells part of the «Brüttiseller Tor»
Buildings B and C of the major «Brüttiseller Tor» project go to the accident insurer Suva.

Buildings B and C of the «Brüttiseller Tor» development in Wangen-Brüttisellen by PMT Swiss Real Estate L-Qif, which are currently under construction, are being sold to Suva. The turnkey handover is scheduled for fall 2029. The project is an urban high-rise ensemble of four independent buildings on a plot of around 7,744 square meters near the Brüttiseller Kreuz intersection. A total of 181 apartments and around 5,100 sqm of office and commercial space will be created, supplemented by a two-storey communal parking garage with a total of 260 parking spaces. With building heights of 30 to 72 meters, the four high-rise buildings will mark a kind of «city gate» to Zurich North.
Most of the living space in the project sold
The new building complex will have the addresses Zürichstrasse 57/59 and Bruggwiesenstrasse 30+32. Component B will be the tallest, with 23 storeys and 72 meters, while the number of storeys in the other buildings ranges from nine (Building D) to 15 (Building A). PMT estimates the total living space at 15,400 square meters. In addition to apartments, there will also be 5,100 square meters of office and commercial space. The project is being realized by Allreal Generalunternehmung. The two buildings now sold, which are to be handed over to Suva on a turnkey basis, comprise a total of 89 apartments - 57 of which are in Building B or around 10,700 square meters of rental space.
The site on the corner of Zürichstrasse and Bruggwiesenstrasse was originally home to a petrol station, a restaurant and converted allotments. In 2017, the previous client carried out a two-stage study contract. Based on this, the planning law foundations were created with the municipality and the canton of Zurich, which led to a private design plan and the building permit for the high-rise project in 2023. PMT took over the approved project in November 2024 when the fund was launched. Construction work began in 2025.
Floor sale originally planned
As Ramon Scussel, CEO of PMT Management AG, explained when asked, the sale of buildings B and C was part of the strategy from the outset. However, the original plan was to sell them as condominiums. «Now we have been able to find a very creditworthy investor in Suva, who has the confidence in us to complete the project in the fund.» Buildings A and D would remain in the fund after completion. As the project will not be sold as a turnkey project until 2029, the fund will continue to grow until then despite the sale. «Immobilien Business» reported on PMT's L-Qif, one of the first real estate products in the relatively new fund class, in its 9/2025 issue.
