Zug: Unterer Frauenstein property before sale

The city of Zug would like to acquire the Unterer Frauenstein property. The aim is to extend the already publicly accessible lakeside area in the Casino/Seeliken area and to make the historic gardens accessible as well.

The Unterer Frauenstein property at Artherstrasse 6 is a listed property built around 1850 and located directly on Lake Zug. In order to secure the valuable area for future generations, the Zug City Council is applying to the Grand Municipal Council to purchase the property; a purchase rights agreement has already been signed with the seller. According to an independent appraisal, the price for the 5,514 square meter property with 70 meters of lakefront is CHF 44 million.
According to the City of Zug, the aim is to find a sustainable solution for the use of the villa in the interests of the people of Zug. It is to be financed from its own funds; investments of around CHF 10.5 million are planned for the renovation of the building, the outbuildings and the riverside area.

The property was publicly advertised for sale in spring 2025. The seller is a cooperative based in Zug, which has commissioned the company FSP Fine Swiss Properties with the sale.

The city parliament is expected to decide on the purchase at its meeting on February 24, 2026. The city parliament will ultimately decide on the purchase and any referendum. (bw)
