Zurich: New apartments for Höngg
The Pensimo investment foundation is planning to densify a residential area on Zurich's Ackersteinstrasse. The decision was recently made in the study contract.

The brief for the study was to significantly increase the number of apartments on the site on the border between Höngg and Wipkingen, to preserve the existing buildings where appropriate and to take account of the challenging urban planning situation. According to the competition winners« design - a team consisting of Solanellas Van Noten Meister Architekten and BÖE Studio Landschaftsarchitektur - some of the buildings on the plot at the south portal of the Käferberg railroad tunnel are to be retained, extended and supplemented with additional new buildings. This will double the number of apartments from 67 to 135 units. The jury found that the project achieves a »coherent urban density" thanks to its building placement, differentiated height staggering and the open space concept that opens up the site. At the same time, the transition to the neighbouring residential areas and the low CO2 footprint, to which the preservation of existing buildings, the minimization of underground building parts as well as clever construction systems and the reuse of components contribute, were convincing.
According to the Pensimo Investment Foundation, the aim is to offer the existing tenants the opportunity to remain and to achieve a socially responsible implementation by staggering the construction phases. The owner plans to complete the development in stages from 2030. (bw)
