Zurich: Letting starts for «Manegghof»

Pensimo is allocating the apartments in the complex exclusively to people over 55. The 179 units in Zurich South are due to be completed in a year's time.

179 new apartments for older people are currently being built in Zurich's «Manegghof». The developer Pensimo is renting out 119 of these units itself. According to a press release, the investment foundation has started the initial letting of its apartments and commercial space in the complex. They will be allocated to people aged 55 and over. The remaining 60 apartments are rented out by the City of Zurich Retirement Homes Foundation (SAW). It is putting its apartments out to public tender from January 14 to 31.

The shell of the building has been completed and will be ready for occupation in fall 2026. The two real estate investment foundations Turidomus and Pensimo, which are managed by Pensimo, are the clients of this final element of the «Greeencity» urban development.

SNBS Gold targeted

The complex was developed by Losinger Marazzi. Sustainability features include an optimized load-bearing structure, lightweight walls and a wooden façade. The energy supply is based entirely on renewable sources and uses the existing district heating supply from «Greencity». The project is also aiming for certification in accordance with the SNBS Gold building label.

The architectural concept is designed to bring people together and includes communal outdoor spaces, permeable pathways and a first floor area with services and commercial offerings.
