Frauenfeld: "Passage" conversion before the start

Over the next two years, the 11,000 m² shopping center will be extensively renovated and realigned. EBV Immobilien AG is managing the conversion for the owners.

Preparatory work for the modernization of the Passage shopping center at Bahnhofplatz 68-72 in Frauenfeld will begin in August. The official start of construction is scheduled for September 29. As part of the refurbishment, the property is to be repositioned as a regional supply center, the range of restaurants and cafés is to be expanded and the quality of stay is to be improved. The owners, the Räschle Foundation and Helvetia Lebensversicherungsgesellschaft AG, received the building permit in April. Construction work on the basic fit-out and the entire tenant fit-out will take around 24 months.

The stores will remain open during the renovation period and will be relocated to temporary spaces within the shopping center during the 15 individual construction phases. Some spaces will be vacated by tenants moving out, according to a press release. "Long-term rental agreements have already been signed for the phase following the refurbishment and the Passage shopping center was successfully fully let within six months," said EBV Immobilien AG, which was commissioned by the owners to represent the developer, manage and let the space. W+P Weber und Partner AG from Wil is responsible for project management, planning and construction management as general planner.

Lidl joins as a tenant

Lidl Switzerland has been confirmed as a new tenant. The food chain will open a supermarket on the first floor. Migros Ostschweiz is modernizing its store and restaurant at the existing location in the shopping center, Migros Take-Away is moving to a new location with direct access from Bahnhofplatz and the club school will receive four new classrooms as part of the renovation.

The lettable area of the shopping center will be 10,790 sqm. Once completed, the property will also include 3,380 sqm of storage space, a further 3,594 sqm for offices, surgeries, a school and social rooms as well as a 1,746 sqm technical area. (aw)
