Dübendorf: Competition for Allreal project decided

Three buildings with 300 apartments and office space are to be built near Stettbach station according to designs by E2A Architekten.

Allreal is planning a large residential and office development in Dübendorf with around 300 new apartments and large office spaces in the immediate vicinity of Stettbach railroad station. Allreal already owns the land and an existing building on Sonnentalstrasse. Once the existing rental agreements expire in 2030, a site development combining existing and new buildings is planned. Allreal conducted a study competition as the basis for drawing up the design plan. The project by E2A Architekten emerged as the winner.

Allreal refers to the development that is already underway in the Hochbord area at Stettbach railroad station near Dübendorf: a new district for living and working is currently being built right on the city limits of Zurich. The property, which Allreal has owned in this area since 2015, will continue to be used for industrial purposes until 2030. According to the designs by E2A Architekten, three central structures are to be created on the approximately 16,500 square meter plot: a residential and commercial building in the south of the plot, a slightly recessed residential building with commercial use on the first floor in the middle, which builds on the existing building, and a purely residential building in the north.

In the south, a neighborhood courtyard is planned as an "urban space" for various uses, for example for events. A garden courtyard in the northern area without underpinning is intended to increase the quality of living. In the north-eastern area of the perimeter, the transition to the surrounding district is to be open and supplemented by a pavilion.

The next step is to draw up an indicative project as the basis for a private design plan. The building application will be submitted in 2028 at the earliest. (aw)
