According to Epic, the gross area of 43,000 square meters can be used on a modular basis. A further 28,000 square meters of underground parking and storage space has been created.

The building has twelve loading bays and is to be certified to Minergie and Breeam standards. Sustainability features include 1,000 photovoltaic panels and a geothermal heating system that extends to a depth of 320 meters.
