Baloise has completed the study contract for the urban development of the Dreispitz site in Dietikon. The winning project was drawn up by ARGE Penzel Valier Robertneun. Under the name "Westspitz Dietikon", an "important urban building block" is now to be created to the west of the town center at the intersection of Badenerstrasse and Überlandstrasse.

As the owner and building rights holder of the site, Baloise invited six teams to take part in an architectural and engineering study. According to a joint press release from Baloise and the city, the project is intended to blend in with the existing urban structure and form a "striking prelude to the future city boulevard". The higher building density is to be complemented by meeting and recreational spaces.

Stores along Badenerstrasse

The mix of uses comprises between 80 and 90% apartments as well as commercial space in prominent locations. Both compact residential units for smaller households and larger apartments for families are planned. Small commercial spaces are to be created in the first floor zones along Badenerstrasse. According to the jury, the winning project is characterized by a "successful combination of high-rise building, neighbourhood house and terraced buildings" along the city boulevard.

Start of construction in 2030?

The design plan process will begin in the third quarter of 2025 and run until the end of 2027. At the same time, the official consultation process and the public presentation of the private design plan will take place. Once it has been approved by the municipal council, it will be approved by the canton. The actual construction phase could begin in 2030 at best and be completed in 2032. (aw)
