The apartment building on Rotbuchstrasse in Wipkingen, with the 16 small apartments that exist today, is in need of repair. In addition, the housing stock (3- and 3.5-room apartments) no longer meets current requirements for family housing. In order to obtain proposals for new buildings, the Office of Structural Engineering conducted a project competition on behalf of the Mieter-Baugenossenschaft Zürich. It was won by the team of Haltmeier Kister Architektur and Henauer Gugler from Zurich with the "LA TULIPE".

The architects implemented the objective of realizing as many apartments with 4 and 4.5 rooms as possible on the 1,405-square-meter site "in an exemplary manner," according to a statement from the city of Zurich. A total of 22 mostly family apartments are planned, with apartment sizes based on the minimum area specifications in the cantonal housing subsidy ordinance. For the new replacement building, the energy characteristics of Minergie P-ECO and target production costs of CHF 7.5 million are being aimed for, the statement continues.

The Mieter-Baugenossenschaft Zürich (MBGZ) was founded in 1923 out of the Mieterverein Zürich. Its purpose is to rent contemporary and affordable apartments to its members without seeking profit. MBGZ rents its apartments primarily to families, but other forms of communal living are also supported. Its housing estates are located in the Enge, Wollishofen, Unterstrass and Wipkingen neighborhoods.
