Baloise: Swiss Property Fund grows significantly

The real estate fund acquired eleven properties from Baloise Life and significantly increased its net income.

The Baloise Swiss Property Fund (BSPF), which is listed on the SIX Swiss Exchange, acquired eleven properties in the 2024/25 financial year. The market value of the portfolio, which was acquired by Baloise Life, amounts to CHF 209.56 million. The target rental income increased by CHF 14.0% to CHF 49.6 million in the financial year. According to Baloise, the increase is firstly due to the acquisitions in 2024 and higher target rental income from new lettings of around CHF 0.3 million. In addition, the properties acquired as at 1 September 2025, as well as a property in Kriens that was occupied on the same day, contributed additional target income of CHF 0.86 million. The rental loss rate fell from 3.1 to 3.0%.

Constant distribution

Net income rose from CHF 26.2 million to CHF 30.5 million. Net income of CHF 3.11 was generated per unit, allowing an unchanged distribution of CHF 3.10 per fund unit.

Total income rose from CHF 19.6 million to CHF 57.6 million, which also reflects a significantly higher assessment of the market values of the fund properties. Unrealized capital gains totalled CHF 24.8 million (previous year: CHF - 8.4 million). The return on investment increased from 2.04TP3T to 5.96% and the performance of 23.5% clearly outperformed the SXI Real Estate Funds Broad Total Return Index (12.7%).
