Democratized with a new product crowdhouse is radically changing real estate ownership: "Our vision is that anyone in Switzerland can become a real estate owner," says CEO Robert Plantak. In future, investments will be possible from just a few thousand francs - simple, transparent and bankable.

Until now, co-ownership meant time-consuming land register entries for every investor - stable, but complex and paper-intensive. Now, each property is held by a Swiss public limited company, which is entered in the land register as the sole owner. Its shares are listed on the BX Swiss stock exchange. Investors can purchase shares via any bank or broker or trade directly via the crowdhouse platform using a corresponding bank integration.

The stock corporations each manage one property exclusively - without acquisitions or ancillary transactions. This reduces speculation, creates transparency and ensures stable income. The aim is to achieve a high payout ratio and a stable share price that is close to the actual value of the property. At the same time, crowdhouse continues to stand for maximum transparency: each property is comprehensively listed on the Platform documented. Investors have access to real-time reports, regular market value estimates and relevant budgets and key figures. All property developments can be tracked at any time. Investors can also participate directly in general meetings and conveniently follow all reports and notifications.

In contrast to traditional real estate funds and large real estate companies, whose structure is often difficult to understand, where investors have little influence on property selection and management and whose market values are decoupled from the actual real estate values, crowdhouse focuses on individual, clearly documented properties. The focus is on transparent cash flows rather than speculative increases in value. The actual value of the property is therefore clearly visible and comprehensible at all times. This is a clear difference to real estate funds and listed stock corporations, where the market value is often 20 - 40% above the value of the underlying real estate assets.

The shares can be traded at any time and are visible in the bank custody account. This creates a genuine real estate experience with the flexibility of marketable investments. Investors can put together their own personal portfolio in an individual and comprehensible way. Thanks to low entry barriers, this attractive asset class is now open to a broad section of the population. Additional flexibility is provided by the option of selling units or buying new ones at any time and without complications.
