Plazza buys two properties in the canton of Zurich

The purchase of a company in Affoltern am Albis gives the company access to two properties, one of which can be developed with additional apartments.

Plazza AG is acquiring 100 % of the shares in A. Schönbächler & Co AG, with retroactive effect from January 1, 2025. The company holds around 14,500 square meters of centrally located real estate in Affoltern am Albis with 48 apartments and a development plot. According to Plazza, the transaction will be completed by the end of June 2025 at the latest.

Plazza puts the residential share of the existing properties at 85 % and the annual rental income at CHF 1.2 million with a vacancy rate of 1.4 %. A legally binding building permit has been granted for the construction of 92 apartments on the aforementioned development property. After completion of the development, which is planned for 2028, a rental potential of CHF 4.8 million is expected. The gross yield corresponds to 3.4 %.

"We see a lot of potential in the attractive location of this acquisition between Zurich and Zug," says Peter Lehmann, Chairman of the Board of Directors of Plazza. "The 140 apartments ideally complement the clear geographical and segment-specific focus of our portfolio." (aw)
