Die Ungleichgewichte auf dem Eigenheimmarkt h\u00e4tten seit einigen Quartalen nicht weiter zugenommen, schreibt die UBS.<\/p>\n<p>Der Index wurde gest\u00fctzt durch den Kauf-Mietpreis-Indikator, der im zweiten Quartal 2017 einen weiteren H\u00f6chststand erreichte. Auch die Investitionsnachfrage nach Wohnimmobilien blieb unver\u00e4ndert hoch. D\u00e4mpfend wirkten hingegen das relativ moderate Wachstum der ausstehenden Haushaltshypotheken vor dem Hintergrund der sich leicht aufhellenden Konjunktur. Im Quartalsvergleich war auch das zweite Mal in Folge ein leichter R\u00fcckgang der teuerungsbereinigten Eigenheimpreise zu beobachten.<\/p>\n<p><strong>Angebotene Wohnungsmieten unter dem Niveau von 2014<\/strong><\/p>\n<p>Seit 2014 stiegen die Kaufpreise f\u00fcr Wohneigentum ununterbrochen st\u00e4rker als die Marktmieten. Diese Kluft zwischen dem Eigenheim- und dem Mietwohnungsmarkt wuchs auch im vergangenen Quartal weiter. Allerdings war dies weniger einem Boom auf dem Eigenheimmarkt geschuldet, als vielmehr einem fortlaufenden R\u00fcckgang der Mieten, analysiert die UBS. Marktmieten f\u00fcr Neu- und Wiedervermietung w\u00fcrden mittlerweile unter dem Niveau von Anfang 2014 liegen.<\/p>\n<p>Die Baubewilligungen liessen jedoch keinen R\u00fcckgang der Wohnbaut\u00e4tigkeit erwarten, heisst es weiter. F\u00fcr das Gesamtjahr erwartet das UBS Chief Investment Office Wealth Management unver\u00e4ndert eine gegen\u00fcber der Nachfrage erneut zu hohe Neubaut\u00e4tigkeit von gegen 50 000 Wohneinheiten. Die Mieten d\u00fcrften damit weiter fallen, so die Prognose.<\/p>\n<p><strong>Marktrisiken am Genfersee gesunken &#8211; Z\u00fcrcher Oberland wieder Gefahrenregion<\/strong><\/p>\n<p>Die Wirtschaftsregionen Genf und Nyon geh\u00f6ren nach einer Preiskorrektur von rund 10 Prozent in den letzten drei Jahren nicht mehr zu den Gefahrenregionen. Auch im zehnj\u00e4hrigen Durchschnitt liegen die Preissteigerungsraten mittlerweile unter dem Medianwert aller Schweizer Wirtschaftsregionen. Neu und wieder zu den Gefahrenregionen geh\u00f6rt hingegen das Z\u00fcrcher Oberland.
