Die Immobilie befindet sich nach Angaben von Helvetica Property Investors an einer \u00abgut vernetzten Lage\u00bb in der Stadt St. Gallen. Die Bruttorendite der Akquisition betr\u00e4gt 6,2 Prozent.\u00a0Das Objekt ist f\u00fcr f\u00fcnf Jahre zu attraktiven Mietzinsen leicht unter Markt fest an verschiedene, zum Teil alt eingesessene und lokale Unternehmen vermietet. Die Mieteinnahmen der kommenden Jahre sind nach Angaben des Fondsmanagements aufgrund der Transaktionsstruktur faktisch gr\u00f6sstenteils sichergestellt. Der Hauptmieter verf\u00fcgt ausserdem \u00fcber eine Option, den Vertrag nach 2021 nochmals um f\u00fcnf Jahre zu verl\u00e4ngern.<\/p>\n

\u00abDie Akquisition in St. Gallen zeigt, dass wir auch in einem \u00e4usserst anspruchsvollen Marktumfeld in der Lage sind, attraktive Liegenschaften \u2039off market\u203a zu akquirieren\u00bb, sagt\u00a0Frederic K\u00f6nigsegg, CIO und Head Investments.\u00a0\u00abWir denken langfristig und haben bei der Akquisition in St. Gallen vor allem auf die Nachhaltigkeit der Ertr\u00e4ge sowie auf die Absicherung der bestehenden Mietzinsen Wert gelegt. Diese Transaktion ist operativ interessant, da die Liegenschaft komplett vermietet und die hierbei vereinbarten Mietzinsen nicht nur sichergestellt, sondern auch \u00e4usserst moderat angesetzt sind\u00bb, erg\u00e4nzt Hans R. HSC plant die erste Kapitalerh\u00f6hung<\/h2>\n

Bereits Ende 2016 hatte der Helvetica Swiss Commercial (HSC) drei Liegenschaften im Wert von rund 84 Millionen CHF im Wirtschaftsraum Z\u00fcrich erworben. Mit dem nun beurkundeten Kauf in der Stadt St. Gallen sei\u00a0der Fonds praktisch voll investiert, teilt das Fondsmanagement mit. Die Bruttorendite betr\u00e4gt nach der neuen Akquisition gesamthaft 5,8 Prozent.<\/p>\n

Die get\u00e4tigten Akquisitionen sichern den Angaben zufolge die bereits f\u00fcr Ende dieses Jahres vorgesehenen Aussch\u00fcttungen des Fonds. Die f\u00fcr 2017 budgetierten Mieteinnahmen belaufen sich neu gesamthaft auf rund 5,8 Millionen CHF. Die Fondsleitung plant aufgrund der weiterhin attraktiven Pipeline von Anlageobjekten bereits f\u00fcr die kommenden Monate eine erste Kapitalerh\u00f6hung.<\/p>\n

HSC investiert direkt und ausschliesslich in Immobilienwerte in der deutschen und franz\u00f6sischen Schweiz. Der Fokus liegt auf wirtschaftlich starken Regionen und deren Agglomerationen. Das Anlageziel des Fonds besteht in der langfristigen Sicherung einer angemessenen Cash-Flow-Rendite sowie einer mindestens stabilen Wertentwicklung.
