CHF. Wie das Unternehmen mitteilt, sei die \u00dcbernahme des gesamten Emissionsvolumens vorwiegend durch Ankeraktion\u00e4re best\u00e4tigt worden. Den Erl\u00f6s aus der Emission will Peach zur R\u00fcckzahlung unbesicherter Finanzverbindlichkeiten einsetzen. Der Verschuldungsgrad (LTV) der Gruppe werde um 2,4% auf 49,4% sinken (pro-forma Basis 1. Halbjahr 2022).<\/p>\n<p>Die Grossaktion\u00e4rin Ares Management muss als Folge der Wandelanleihe kein \u00f6ffentliches \u00dcbernahmeangebot f\u00fcr Peach abgeben, teilte das Unternehmen weiter mit. Die \u00dcbernahmekommission habe ein entsprechendes Gesuch von Ares Management gutgeheissen. Ares Management hatte Ende 2022 einen Anteil von 36,77% an Peach Property vermeldet, zuvor waren es 26%.<\/p>\n<h3>Kostensteigerungen dr\u00fccken FFO I<\/h3>\n<p>Peach musste im Dezember 2022 die Prognosen f\u00fcr das Gesch\u00e4ftsjahr 2022 teilweise nach unten revidieren: Es erwartet eine operative Ertragskraft (FFO I) von 16 Mio. CHF \u2013 und damit unter der bisherigen Prognose von 18-21 Mio. CHF. Grund seien Instandhaltungs-, Betriebs- und Finanzierungskosten, die im dritten Quartal stark gestiegen seien. Die Mieteinnahmen d\u00fcrften indes f\u00fcr 2022 Mieteinnahmen am oberen Ende der Prognose von 113-117 Mio. CHF liegen, so Peach. Weiter treffen Abwertungen das Unternehmen, das Wohnimmobilien in Deutschland im Bestand h\u00e4lt: Die Gutachter w\u00fcrden f\u00fcr das zweite Halbjahr 2022 von einem Bewertungsr\u00fcckgang in der Gr\u00f6ssenordnung der im ersten Halbjahr vorgenommenen Aufwertungen ausgehen, teilt Peach mit. Dies d\u00fcrfte zu einem neutralen Bewertungsergebnis f\u00fcr das gesamte Gesch\u00e4ftsjahr f\u00fchren.<\/p>\n<p>Man werde zus\u00e4tzliche Massnahmen zur St\u00e4rkung der Liquidit\u00e4t ergreifen und beispielsweise einen Dividendenverzicht f\u00fcr das Gesch\u00e4ftsjahr 2022 beantragen, operative Kostensenkungen vornehmen und die Investitionsausgaben begrenzen, so das Unternehmen weiter. <em>(ah)<\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Das Wohnimmobilienunternehmen begibt eine Pflichtwandelanleihe \u00fcber 63 Mio.
