Sie umfasst 82 Wohnungen, zwei Gewerbepavillons und einen Kindergarten. Laut Eigent\u00fcmerin Warteck Invest haben die Geb\u00e4ude einen hohen Erneuerungsbedarf.<\/p>\n<p>Die Immobiliengesellschaft will die \u00dcberbauung in zwei Etappen nachverdichten und erneuern: In einer ersten Etappe sollen ein f\u00fcnf- und ein sechsgeschossiger Erg\u00e4nzungsbau\u00a0erstellt werden. In einer zweiten Etappe sollen die bestehenden Wohnhochh\u00e4user zur\u00fcckgebaut und durch ein neues, rund 70 m hohes Wohnhochhaus und ein weiteres sechsgeschossiges Wohnhaus ersetzt werden. Insgesamt werde sich die Anzahl Wohnungen auf dem Areal dadurch auf \u00fcber 160 verdoppeln. Die Wohnungen richten sich an unterschiedliche Zielgruppen, ferner entstehen R\u00e4ume f\u00fcr stilles Gewerbe und wieder ein Kindergarten. Es werde angestrebt, das Areal mit einem anerkannten Nachhaltigkeitslabel zertifizieren zu lassen, so Warteck Invest.<\/p>\n<p>Um das Vorhaben umzusetzen, ist ein Quartierplan n\u00f6tig. Dieser werde derzeit erarbeitet und muss anschliessend vom Einwohnerrat der Gemeinde genehmigt werden. Die Arbeiten der ersten Etappe sollen m\u00f6glichst im Jahr 2025 beginnen, so Warteck Invest. Bis 2029 soll das Gesamtprojekt abgeschlossen sein. Die Investitionskosten liegen bei rund 75 Mio.
