Rund ein Drittel der Liegenschaften der Swisscanto AST Immobilien Responsible Schweiz befinden sich in der Genferseeregion, und seit Jahresbeginn hat die Anlagegruppe ihr Engagement in der Region intensiviert. So hat sie im April 2022 die Liegenschaft Rue du Lion-d’Or 3\/5\/7 & Rue de Bourg 26 in Lausanne erworben. Bei dem vollvermieteten Objekt handele es sich um zwei miteinander verbundene Geb\u00e4ude an exzellenter Lage in der Lausanner Altstadt, teilen die Swisscanto Anlagestiftungen mit. Die Liegenschaft werde zu knapp 95% durch eine Grossbank genutzt, mit der ein langfristiger R\u00fcckmietvertrag abgeschlossen wurde. Die restlichen 5% befinden sich im Erdgeschoss an der Highstreet Rue de Bourg und werden als Retailfl\u00e4che genutzt.<\/p>\n

Die Liegenschaft ist 2005\/2006 umfassend saniert worden und befindet sich laut Swisscanto in einem guten Zustand mit wenig Investitionsbedarf \u00fcber die kommenden Jahre. Der Marktwert des Objekts liegt bei \u00fcber 80 Mio. CHF. Der Anlagegruppe geh\u00f6ren bereits Nachbarliegenschaften.<\/p>\n

Neue Mietvertragsabschl\u00fcsse in Genf und Rolle<\/h3>\n

In der Liegenschaft Rue Pierre Fatio 7\/9 in der Genfer Innenstadt konnte die Anlagegruppe den Mietvertrag mit der bisherigen Hauptmieterin \u00fcber knapp 7.000 qm B\u00fcro- und Lagerfl\u00e4chen langfristig verl\u00e4ngern. Dies erh\u00f6he sowohl den Marktwert der Liegenschaft als auch den WAULT des Portfolios, so Swisscanto.<\/p>\n

In der sanierten B\u00fcro- und Gewerbeliegenschaft Origami Geneva an der Avenue des Morgines 18 in Petit-Lancy hat die Anlagegruppe rund 1.300 qm B\u00fcrofl\u00e4che an ein Unternehmen aus der IT-Branche neu vermietet. Damit reduziere sich der Leerstand in der Liegenschaft um \u00fcber 20%, heisst es bei Swisscanto.<\/p>\n

Beim A-One Business Park in Rolle sieht die Swisscanto AST Immobilien Responsible Schweiz die fortschreitende Neupositionierung und Vermarktungsoffensive auf Kurs: Auf dem 40.000 qm grossen Areal soll aus einzelnen Single-Tenant-Geb\u00e4uden eine integrative \u00dcberbauung von Multi-Tenant-Objekten mit flexiblen Fl\u00e4chenangeboten und Dienstleistungen beispielsweise f\u00fcr Konferenzen, Coworking oder Fitness werden. Es seien bereits mehrere grosse auslaufende Mietvertr\u00e4ge fr\u00fchzeitig um f\u00fcnf bis acht Jahre verl\u00e4ngert worden. Zudem wurde mit dem Medizintechnikunternehmen Sophia Genetics ein neuer Grossmieter gewonnen. Das stark wachsende Unternehmen mit Hauptsitz im Kanton Waadt und in Boston wird gestaffelt rund 5.400 qm \u00fcber drei Stockwerke f\u00fcr mindestens zehn Jahre anmieten.
