Der Marktwert der Liegenschaften erh\u00f6hte sich von 1,03 Mrd. auf 1,14 Mrd., und die Mietzinseinnahmen stiegen von 41,4 Mio. auf 42,7 Mio. \u2013 davon stammen 73,9% aus Wohnnutzungen. Die Mietausfallrate kam mit 4,12% der Soll-Nettomieteinnahmen leicht \u00fcber dem Vorjahresniveau zu liegen (Vj.: 4,09%).<\/p>\n<p>Der Swissinvest habe im abgelaufenen Gesch\u00e4ftsjahr eine B\u00fcroliegenschaft mit einem Marktwert von 57,7 Mio. CHF \u00aban bester Lage in der Stadt Z\u00fcrich\u00bb erworben, teilt Pensimo mit. Vier kleinere Objekte mit einem Gesamtmarktwert von 16,1 Mio. seien im Rahmer einer Portfoliobereinigung ver\u00e4ussert worden, wodurch ein Kapitalgewinn von 8,1 Mio. realisiert worden sei. Insgesamt sind 15 Mio. in Bestandesliegenschaften investiert worden.<\/p>\n<p>Im Zusammenhang mit der Corona-Pandemie seien im Zeitraum vom 1. Juli 2020 bis 30. Juni 2021 neun Begehren um Mietzinserlass oder -stundung eingegangen, so Pensimo. Im Vorjahr waren es noch 52. Insgesamt habe man pandemiebedingte Mietzinserlasse in H\u00f6he von 63.725 CHF gew\u00e4hrt, was 0,14% des Soll-Mietertrages entspreche. Mietzinse im Umfang von 50.339 CHF seien gestundet worden. Die weitere Entwicklung der Pandemie und deren Einfluss auf die Mietertr\u00e4ge sei schwierig absch\u00e4tzbar, schreibt die Fondsleitung in einer Mitteilung. Man sei aufgrund der bisherigen Erfahrungen, der Ertragsstruktur des Fonds mit Fokus auf Wohnen sowie den ausgeweiteten Unterst\u00fctzungsmassnahmen etlicher Kantone und des Bundes jedoch der Meinung, dass die Auswirkungen selbst bei einem erneuten Lockdown auch im kommenden Gesch\u00e4ftsjahr eher beschr\u00e4nkt sein d\u00fcrften.
