Quartal 2016 erneut leicht gesunken (Grafik: UBS Switzerland AG)<\/figcaption><\/figure>\n<p>Der Immobilienblasenindex der UBS lag im zweiten Quartal 2016 bei 1,32 Indexpunkten und damit in der Risikozone. Gegen\u00fcber dem Vorquartal sank der Index um 0,03 Punkte.<\/p>\n<p>Aus Sicht der UBS-Researcher beg\u00fcnstigten zwei Faktoren den leichten R\u00fcckgang: Erstens stagnierten die nominalen Eigenheimpreise gegen\u00fcber dem Vorquartal, was teuerungsbereinigt einem R\u00fcckgang von 0,6 Prozent entspricht. Auf Jahresbasis betrachtet handelte es sich um die tiefste Wachstumsrate seit dem Jahr 2000. Zweitens schw\u00e4chte sich auch die Dynamik des Hypothekarwachstums ab. Die Hypothekarverschuldung der privaten Haushalte stieg den Angaben zufolge gegen\u00fcber dem Vorjahr um nur noch 2,7 Prozent \u2013 ebenfalls so langsam wie seit der Jahrtausendwende nicht mehr.<\/p>\n<p><strong>Immobilieninvestitionen bleiben beliebt<\/strong><\/p>\n<p>Im zweiten Quartal verharrte der Anteil der Kreditantr\u00e4ge f\u00fcr nicht zum Eigengebrauch vorgesehene Liegenschaften bei fast 18 Prozent. \u00abImmobilieninvestitionen erfreuten sich also weiterhin grosser Beliebtheit, wie auch die Zahlen der Baubewilligungen best\u00e4tigen\u00bb, kommentieren die Experten der UBS. In der ersten Jahresh\u00e4lfte wurden Baubewilligungen f\u00fcr knapp 30.000 Wohnungen erteilt, rund acht Prozent mehr als in der Vorjahresperiode.<\/p>\n<p>Der UBS Swiss Real Estate Bubble Index setzt sich aus sechs Subindizes zusammen: Verh\u00e4ltnis von Kauf- zu Mietpreisen, Verh\u00e4ltnis von Hauspreisen zum Haushaltseinkommen, Verh\u00e4ltnis von Hauspreisen zur Inflation, Verh\u00e4ltnis von Hypothekarverschuldung zum Einkommen, Verh\u00e4ltnis von Baut\u00e4tigkeit zum Bruttoinlandprodukt (BIP) sowie Anteil der gestellten Kreditantr\u00e4ge f\u00fcr zur Vermietung vorgesehene Liegenschaften zu Total der Kreditantr\u00e4ge von UBS-Privatkunden.
