Der Bilanzwert des gesamten Portfolios betrug 6,724 (Ende 2014: 6,608) Milliarden Franken. Die b\u00f6rsenkotierte Immobilien-AG hat im Berichtsjahr die Liegenschaft an der Heinrich-Stutz-Strasse 23\/25 in Urdorf erworben und die Liegenschaft an der Altstetterstrasse 124\/Herrligstrasse 21 in Z\u00fcrich-Altstetten verkauft. Nach dem Verkauf von 101 Eigentumswohnungen im Jahr 2014 konnten im letzten Jahr lediglich 17 ver\u00e4ussert werden.<\/p>\n<p><strong>Leerstand auf 8,5 Prozent gesenkt<\/strong><\/p>\n<p>Die Leerstandsquote im PSP-Portfolio betrug Ende Jahr 8,5 Prozent (Ende 2014: 10,0%). Von den 8,5 Prozent waren 0,5 Prozentpunkte auf laufende Sanierungsarbeiten an diversen Liegenschaften zur\u00fcckzuf\u00fchren. Die Liegenschaften in Z\u00fcrich-West und Wallisellen mit einem Anlagewert von 600 Millionen trugen insgesamt 2,9 Prozentpunkte zum Leerstand bei. Auf die \u00fcbrigen Liegenschaften mit einem Anlagewert von 5,5 Milliarden entfielen 5,1 Prozentpunkte.<\/p>\n<p>Die aktuellen Bauarbeiten beim \u201eSalmenpark\u201c in Rheinfelden (Investitionssumme: rd. 250 Mio.) und beim Neubau \u201eGrosspeter Tower\u201c in Basel (rd. 110 Mio.) schreiten indes planm\u00e4ssig voran. Bei der Immobilie an der Hardturmstrasse 161\/F\u00f6rrlibuckstrasse 150 in Z\u00fcrich-West wurde mit einer umfassenden Sanierung begonnen (rd. 50 Mio.). Die Gesamtsanierung diverser Liegenschaften am Bahnhofquai\/Bahnhofplatz in Z\u00fcrich sei unterdessen weiter \u00abGegenstand von Abkl\u00e4rungen technischer Aspekte mit der st\u00e4dtischen Denkmalpflege\u00bb, schreibt PSP Swiss Property.<\/p>\n<p><strong>Neubauprojekte in Lugano und Z\u00fcrich-West<\/strong><\/p>\n<p>F\u00fcr das Areal \u00abParadiso\u00bb in Lugano wird die Baufreigabe im Sommer 2016 erwartet. Das Projekt sieht Eigentumswohnungen sowie B\u00fcro- und Verkaufsfl\u00e4chen vor. Die geplante Investitionssumme betr\u00e4gt rund 65 Millionen. Auch die Planung f\u00fcr den Ersatzneubau der beiden Liegenschaften an der F\u00f6rrlibuckstrasse 178\/180 und Hardturmstrasse 181\/183\/185 in Z\u00fcrich-West komme voran, heisst es. Der Neubau soll den heutigen Anforderungen bez\u00fcglich flexibler Gestaltung der B\u00fcrogrundrisse und Nachhaltigkeit entsprechen. Das Baugesuch f\u00fcr dieses Projekt (rd. 120 Mio.) werde im Herbst 2016 eingereicht und der Ersatzneubau voraussichtlich 2017 bis 2020 realisiert.<\/p>\n<p>PSP Swiss Property wies per Ende 2015 ein Eigenkapital von 3,870 (Ende 2014: 3,841) Milliarden auf. Dies entspricht einer Eigenkapitalquote von 57,0 Prozent. Das zinspflichtige Fremdkapital betrug 1,969 Milliarden oder 29,0 Prozent der Bilanzsumme. Die unbenutzten zugesicherten Kreditlinien belaufen sich aktuell auf 650 Millionen. Bis 2019 werden keine gr\u00f6sseren zugesicherten Bankkredite f\u00e4llig, teilt PSP Swiss Property mit. Zur Refinanzierung von Finanzverbindlichkeiten wurde am 16. Februar 2016 eine 0,5-Prozent-Anleihe mit einer Laufzeit von 2016 bis 2024 und einem Volumen von 225 Millionen emittiert.
