CHF (per 31.12.2020) gegen\u00fcber dem Vorjahr um 112% gesteigert (31.12.2019: 154,2 Mio.). Die Soll-Mietzinsen der Bestandesliegenschaften legten um 124% auf 11,8 Mio. zu, und die Wohnquote des Portfolios stieg durch die Akquisitionen von 31% per Jahresende 2019 auf 47% per 31. Dezember 2020.<\/p>\n<p>Wie Nova Property Fund Management weiter mitteilt, haben sich die Mietzinseinnahmen \u2013 v.a. dank der Akquisitionen in den beiden Vorjahren &#8211; verdreifacht und erreichten 6,0 Mio. nach 2,0 Mio. im Jahr 2019. Von den 14 Liegenschaften, die der Fonds im Jahr 2020 erworben hat, wurden neun per Anfang Oktober und vier per Dezember 2020 ins Portfolio aufgenommen. Diese w\u00fcrden ihre volle Ertragskraft daher erst im Gesch\u00e4ftsjahr 2021 entfalten. Die Auswirkungen der Covid-19-Pandemie auf die Mietertr\u00e4ge des Fonds-Immobilienportfolios bezeichnet die Fondsleitung als \u00abrelativ gering\u00bb: Insgesamt beliefen sich die Mietzinserlasse im Berichtsjahr 2020 auf rund 60.000 CHF was 0,5% der Soll-Mietzinsen per 31. Dezember 2020 entspreche.<\/p>\n<h2>Deutliches Gewinnplus und B\u00f6rsenkotierung<\/h2>\n<p>Der Nettoertrag stieg von 0,8 Mio. auf 4,9 Mio., die Betriebsgewinnmarge wird auf 56,0% beziffert. Die Mietzinsausfallrate exklusive Projekte wird mit 11,0% angegeben. Die Bewertung des Portfolios habe zu einem nicht realisierten Gewinn von 4,1 Mio. gef\u00fchrt (2019: CHF 2.8 Mio.). Der Gesamterfolg lag im Berichtsjahr den Angaben zufolge bei 7,7 Mio. nach 2,8 Mio. im Jahr 2019. Das Gesamtfondsverm\u00f6gen habe sich etwas mehr als verdoppelt und liege nun bei 333,8 Mio. (2019: 160.8 Mio.). Das Nettofondsverm\u00f6gen erreicht den Angaben zufolge 244,4 Mio. (2019: 91,9 Mio.).<\/p>\n<p>F\u00fcr das Jahr 2021 sei der weitere Ausbau des Portfolios gem\u00e4ss Anlagestrategie geplant, so die Fondsleitung. Zudem wolle man den Swiss Central City Real Estate Fund an der SIX Swiss Exchange kotieren. Damit soll der Fonds, der heute nur qualifizierten Anlegern zur Verf\u00fcgung steht, in einen Retailfonds umgewandelt werden.
