Der st\u00e4rkste Treiber des Blasenindex f\u00fcr Wohnimmobilien war nach Angaben der UBS die Zunahme der ausstehenden Hypothekarkredite der Haushalte, die im Vergleich zum Vorjahr um 3,2 Prozent zulegten. Zwar verlangsamte sich damit die Wachstumsrate gegen\u00fcber dem Vorquartal und erreichte den tiefsten Wert seit 2008, doch im Vergleich zur Einkommensentwicklung war dies das st\u00e4rkste Wachstum der letzten f\u00fcnf Jahre. Denn das verf\u00fcgbare Einkommen der Haushalte d\u00fcrfte 2015 um rund 0,5 Prozent geschrumpft sein.<\/p>\n<p>Zudem wirkten die Eigenheimpreise immer noch st\u00fctzend auf den Blasenindex. Die Preise stiegen nominal zwar nur um 0,5 Prozent gegen\u00fcber dem Vorquartal und rund zwei Prozent gegen\u00fcber dem Vorjahr an. Teuerungsbereinigt lag die Wachstumsrate aber fast ein Prozentpunkt \u00fcber der H\u00f6he der durchschnittlichen Preissteigerungen der letzten zwei Jahre.<\/p>\n<p>Die Preissteigerungen bei Eigenheimen verlagerten sich 2015 von den Zentren in die Peripherie. Die Ostschweiz schwang mit enorm hohen Preiswachstumsraten zwischen vier bis sechs Prozent obenauf. Zus\u00e4tzlich wurden Lugano nach \u00fcberdurchschnittlichen Preissteigerungen neu als Gefahrenregion sowie Baden als Monitoringregion hochgestuft.<\/p>\n<p>Entwarnung gibt die UBS hingegen bei touristischen Regionen, in denen das \u00dcberangebot und der starke Franken auf die Eigenheimpreise dr\u00fcckten. Davos und das Oberengadin wurden angesichts der Preisr\u00fcckg\u00e4nge von Gefahrenregionen zu Monitoringregionen zur\u00fcckgestuft.<\/p>\n<p>Der UBS Swiss Real Estate Bubble Index setzt sich aus sechs Subindizes zusammen: Verh\u00e4ltnis von Kauf- zu Mietpreisen, Verh\u00e4ltnis von Hauspreisen zum Haushaltseinkommen, Verh\u00e4ltnis von Hauspreisen zur Inflation, Verh\u00e4ltnis von Hypothekarverschuldung zum Einkommen, Verh\u00e4ltnis von Baut\u00e4tigkeit zum Bruttoinlandprodukt (BIP) sowie Anteil der gestellten Kreditantr\u00e4ge f\u00fcr zur Vermietung vorgesehene Liegenschaften zu Total der Kreditantr\u00e4ge von UBS Privatkunden.
