Baloise Immobilien Management hat den Immobilienfonds Baloise Swiss Property Fund im Oktober 2018 lanciert, er ging mit einem Portfolio von 35 Liegenschaften im Wert von 352,3 Millionen CHF an den Start.<\/p>\n

Nach einer Kapitalerh\u00f6hung Anfang September 2019 wurden 20 Liegenschaften im Wert von 193,9 Millionen zugekauft. Der Verkehrswert der nunmehr 55 Liegenschaften bel\u00e4uft sich per 30. September 2019 auf 565,9 Millionen. Binnen Jahresfrist ist der Verkehrswert des Portfolios um 19,7 Millionen gestiegen. Gr\u00fcnde seien die Senkung der Diskonts\u00e4tze, die Steigerung des Mietzinsniveaus bei Wiedervermietung sowie auf die Aufwertung einer sanierten Liegenschaft, teilt Baloise mit.<\/p>\n

Im ersten Jahr erwirtschaftete der Fonds Mietertr\u00e4ge von 16,8 Millionen; die Mietausfallrate lag per Ende des Gesch\u00e4ftsjahres bei 5,34 %. Die Restlaufzeit der fixierten Mietvertr\u00e4ge (Weighted Average Unexpired Lease Term, WAULT) bel\u00e4uft sich laut Baloise per 30. September 2019 auf 3,44 Jahre.<\/p>\n

Im ersten Gesch\u00e4ftsjahr stieg das Nettofondsverm\u00f6gen des Baloise Swiss Property um 214,6 auf 489,6 Millionen CHF. Nach Angaben der Baloise ist dies auf den Erwerb der 20 Liegenschaften, die Zunahme der fl\u00fcssigen Mittel und die Aufwertung des Gesamtportfolios zur\u00fcckzuf\u00fchren.<\/p>\n

Der Nettoinventarwert (Net Asset Value, NAV) pro Anteil liegt per 30. September 2019 bei 103,86 CHF, das ist ein Plus von 3,86% seit dem 1. Oktober 2018. Der erwirtschaftete Nettoertrag liegt bei 14,3 Millionen. An die Anleger werden 3,03 CHF pro Anteil ausgesch\u00fcttet.<\/p>\n

Man beabsichtige, das Immobilienportfolio im zweiten Gesch\u00e4ftsjahr 2019\/20 weiter auszubauen, so die Fondsleitung. Im Anlagefokus st\u00fcnden dabei unver\u00e4ndert Liegenschaften in den St\u00e4dten der wachstumsstarken Wirtschaftsregionen und deren Einzugsgebiete, welche solide und langfristige Mietertr\u00e4ge erm\u00f6glichen. Aufgrund der tiefen Fremdfinanzierungsquote von rund 15% werde der Zukauf von neuen Liegenschaften voraussichtlich mittels Fremdkapital erfolgen.
