Auch die letzte Eigentumswohnung auf dem L\u00f6wenbr\u00e4u-Areal in Z\u00fcrich ist im Berichtszeitraum verkauft worden.<\/p>\n<p>Die Leerstandsquote ist von 5,0% Ende 2018 auf 4,4\u200a% Ende M\u00e4rz 2019 gesunken. Gr\u00fcnde daf\u00fcr seien mehrere Neuvermietungen und die Verk\u00e4ufe der Liegenschaften in Z\u00fcrich-Altstetten und Fribourg, so PSP Swiss Property. Vom gesamten Leerstand seien 1,1-Prozentpunkte auf laufende Sanierungsarbeiten zur\u00fcckzuf\u00fchren.<\/p>\n<p>Von den 2019 auslaufenden Mietvertr\u00e4gen im Wert von 31 Millinen seien per Ende M\u00e4rz 79% erneuert gewesen, so die Immobiliengesellschaft weiter. Der WAULT (weighted average unexpired lease term) des Gesamtportfolios betrug 4,5 Jahre. Der WAULT der zehn gr\u00f6ssten Mieter, die rund 30% der Mietertr\u00e4ge ausmachen, war 6,5 Jahre.<\/p>\n<h2>Gewinnplus dank h\u00f6heren Mietertr\u00e4gen<\/h2>\n<p>Den Gewinn (ohne Liegenschaftserfolge) beziffert PSP Swiss Property auf 50,5 Millionen nach 43,2 Millionen im ersten Quartal 2018. Die Zunahme um 7,3 Millionen bzw. 16,9% gegen\u00fcber der Vorjahresperiode resultiere in erster Linie aus h\u00f6heren Mietertr\u00e4gen (+3,3 Mio) und einem h\u00f6heren Gewinn aus dem Verkauf von Eigentumswohnungen (+1,0 Mio), so das Unternehmen weiter. Auch tiefere Finanzierungskosten und eine geringere Steuerbelastung h\u00e4tten zur Ergebnisverbesserung beigetragen.<\/p>\n<p>Noch deutlicher ist der Reingewinn (inklusive Liegenschaftserfolge) gestiegen: Er lag im ersten Quartal 2019 bei 79,7 Millionen nach 40,3 Millionen im Vorjahreszeitraum. Das Plus von 39,5 Millionen habe seinen Grund haupts\u00e4chlich in einer Portfolioaufwertung um 19,7 Millionen. Davon seien 7,5 Millionen auf die Erstbewertung der in Bern akquirierten Immobilien und 12,3 Millionen auf das Entwicklungsprojekt Rue du March\u00e9 in Genf entfallen. Ausserdem ergab sich ein Erfolg von 15 Millionen aus dem Verkauf von zwei Anlageliegenschaften.<\/p>\n<p>F\u00fcr das gesamte Gesch\u00e4ftsjahr 2019 erwartet PSP Swiss Property ein Ebitda (ohne Liegenschaftserfolge) von 250 Millionen nach 241,7 Millionen im Vorjahr. Die Leerstandsrate soll per Ende 2019 bei 4,5% liegen.
