Zwar habe die\u00a0anziehende Konjunktur die Nachfrage nach Wohneigentum gest\u00fctzt, doch unter anderem leicht steigende Hypothekarzinsen und der sich versch\u00e4rfende Wettbewerb mit leerstehenden Mietwohnungen h\u00e4tten h\u00f6here Preise verhindert, so die UBS-Researcher.<\/p>\n<p>Einfamilienh\u00e4user haben sich der Erhebung zufolge mit einem Plus von 0,1 Prozent geringf\u00fcgig gegen\u00fcber dem Vorquartal verteuert, die Preise f\u00fcr Eigentumswohnungen sanken aber um 0,9 Prozent. Im Vergleich zum Vorjahr gingen die Kaufpreise f\u00fcr Eigentumswohnungen sogar um zwei Prozent zur\u00fcck &#8211; das ist der st\u00e4rkste R\u00fcckgang seit 1998.<\/p>\n<p>Indes verzeichneten die UBS-Researcher eine unver\u00e4ndert hohe Nachfrage nach Buy-to-let-Investitionen, und\u00a0das Verh\u00e4ltnis der Kauf- und Mietpreise deute auf eine \u00abanhaltend\u00a0ungesund hohe Zinsabh\u00e4ngigkeit des Eigenheimmarkts\u00bb hin, schreiben sie weiter.<\/p>\n<p>Der R\u00fcckgang des Immobilienblasenindex schl\u00e4gt sich auch regional nieder: Die Regionen Luzern und Z\u00fcrcher Oberland geh\u00f6ren nicht mehr zu den Gefahrenregionen.
